Block Manager Windsor 40k One Property Recruitment is seeking an experienced, professional and personable Block Manager to join our client, a highly regarded property management firm with an unrivalled reputation for retaining and caring for residential blocks and estates. Based out of their Windsor office, you would be joining a team of 2. This role offers the opportunity to manage a local, well-maintained portfolio, avoiding long commutes while developing strong relationships with residents, clients and contractors. Our client is known for its structured team approach, high service standards and supportive working culture, making this an excellent opportunity for a Block Manager looking to take ownership of a portfolio in a stable, professional, office-based environment. This role would suit an experienced Assistant Block Manager ready to step up, or an existing Block Manager with a strong background in residential block management, compliance and stakeholder engagement. Main Duties Take responsibility for the day-to-day management of a Windsor-based residential block portfolio, acting as the primary point of contact for residents, clients and managing agents. Prepare, manage and oversee service charge budgets, monitoring expenditure, approving invoices and assisting with the preparation of annual accounts and financial reports. Coordinate routine and reactive maintenance, instructing contractors, monitoring works on site and ensuring high standards and timely completion. Ensure full health & safety and statutory compliance, including risk assessments, inspections, certifications and contractor compliance. Attend and lead resident and client meetings, prepare agendas, take minutes and ensure actions are followed through. Maintain accurate and compliant property records, including leases, insurance documentation, service charge data and maintenance logs. Support wider portfolio initiatives and mentor junior team members where appropriate. About You Minimum 1 year experience in block or residential property management. Confident managing a portfolio and dealing with demanding clients and residents in a professional and solutions-focused manner. Highly organised with excellent time management skills. Strong written and verbal communication skills.
