Position Overview: Forum is seeking a Sr.Project Manager, Real Estate Project Managementto play an impactful role within Forum''s largest and growing platform its real estate business. With its focus on owning and developing (i) High turnover rental housing such as purpose-built student accommodations and micro-units (ii) Self-storage facilities and (iii) Commercial assets secured by credit tenant leases, Forum''s real estate business is poised for growth notwithstanding the challenging macro environment. Reporting to the VP, Real Estate Project Management, the Project Manager will develop and execute plans of project feasibility, business plans, budgets, and schedules, ensuring the successful delivery of projects within scope, schedule, and budget. This posting is for an existing vacancy at Forum. Key Duties and Responsibilities: Lead full-cycle project delivery for large, complex real estate developments, from feasibility and underwriting support through design, construction, occupancy, and closeout Develop and manage detailed project business plans, proformas, budgets, cash flows, schedules, and risk registers Maintain full accountability for project scope, cost, schedule, quality, and risk outcomes Act as Forum''s senior Owner''s Representative, coordinating and directing architects, engineers, cost consultants, construction managers, and specialty consultants Lead procurement strategies, including consultant selection, RFPs, contractor/CM negotiations, contract execution, and commercial terms Oversee construction managers and general contractors, ensuring alignment with Forum''s cost, schedule, quality, and reporting expectations Provide active oversight of joint venture projects where Forum is not the lead developer, including governance, reporting, and partner coordination Track all project costs from inception to completion, proactively identifying variances, risks, and mitigation strategies Prepare and present clear, concise project reporting to senior leadership, investment committees, lenders, and joint venture partners Manage change control, contingency usage, claims avoidance, and dispute resolution in alignment with Forum''s risk profile Conduct regular site visits across Canada to monitor progress, resolve issues, and maintain strong working relationships with project teams Mentor and support junior project managers and coordinators, contributing to team development and best practices Continuously identify opportunities to improve project delivery efficiency, controls, and systems across the portfolio Candidate Profile: Minimum 10+ years of progressive experience in real estate project management, with demonstrated leadership on medium to large-scale ground-up residential or mixed-use developments Proven experience managing construction projects with significant budgets and multiple stakeholders Experience with purpose-built rental housing, student housing, or institutional projects is a strong asset Exposure to adaptive reuse projects is considered an asset but not required Bachelor''s degree in Engineering, Construction Management, Building Science, Architecture, or a related discipline preferred PMP, LEED AP, or equivalent professional certification considered an asset Advanced proficiency in project budgeting, scheduling, and cost controls Strong working knowledge of MS Project; experience with Procore required Experience with BIM platforms (e.g., BIM 360) and AutoCAD considered assets Experience with Procore is an asset Strong understanding of Canadian construction contracts, delivery models, and risk allocation Excellent communication, negotiation, and stakeholder management skills Ability to lead independently while collaborating effectively within a high-performance team environment Willingness and ability to travel regularly to project sites across Canada Invest in Yourself: Excellent Benefits A top-tier insurance program designed to keep you healthy, active, and supported, plus a $1,000 annual wellness credit.
