Main Function This position is responsible to the Building Superintendent to plan, coordinate and perform activities in the servicing, maintenance, fire protection, safety and security of buildings and grounds of assigned facility. Duties Responsible for overseeing activities of maintenance staff. Provide expertise and input into engineering design of new equipment and facility capital projects. Receive, complete, and develop electronic work orders to ensure compliance with applicable legislation and asset management principles aimed at maximizing all building systems including electrical, HVAC, life safety, plumbing, controls, building automation and related systems. Procure services and goods in the most economic fashion in concert with the citys purchasing by-law to ensure financial effectiveness for the benefit of CGS. Maintain and log inventories. Lead and coordinate repairs and maintenance with contractors and vendors, as required. Assist trades and other building personnel. Develop and maintain records and statistics for equipment and building components within the facility, including age of structure, building area, life cycle, repairs, inspections and digital photographs. Maintain records and supervise regularly scheduled testing of all life safety systems. Utilize building automation system to control, analyze, identify and diagnose issues or potential issues with the building automation system, HVAC system and any other connected systems and advance the proliferation of building automation systems in managing CGS buildings. Perform duties as outlined for maintenance staff in operational manuals and under CGSs Bomb Threat, Evacuation, Asbestos Control and Fire Plans, ensuring proper controls are undertaken related to biological, chemical, and physical hazards inherent in the work. Complete water samples and analyze for heating and cooling water systems. Operate, diagnose and repair building HVAC system manually and using the computerized Building Automation System. Complete daily reading and reports as required. Recommend systems improvements to management for increased efficiencies, economic benefit and/or optimal asset management to improve facility systems. Lead interactions with legislative organizations related to the maintenance and operation of the building systems. Maintain and update the designated substances database for each facility. Participate in registration and the setting up of special events and meetings rooms. Assist with ground maintenance including snow removal, sanding, cutting grass, etc. Operate tools and equipment safely and maintain work areas in an orderly and safe working condition. Maintain tools and equipment in good and safe working order. Maintain building security systems to protect and safeguard city assets and information. Participate in a rotation standby schedule. Develop and maintain a thorough working knowledge of CGS''s Safety Manual and the applicable Provincial Legislation listed therein. Perform other related duties as required. Qualifications Successful completion of Secondary School (Grade XII) Education. Possess and maintain at least two (2) licences in the following maintenance or construction trades: Electrical, Plumbing, Heating and Cooling Mechanic, Gas Technician I or II. A minimum of five (5) years of experience as a licensed tradesperson in building maintenance with a working knowledge of: HVAC, natural gas, plumbing, carpentry and electrical trades. Demonstrate ability related to computer software and administrative systems in a Windows environment (e.g. file maintenance, spreadsheet applications, information input and retrieval). Maintain and expand competencies related to advancing technologies in building systems. Maintain knowledge and application of legislation related to building sciences such as TSSA, ESA, building code (provincial), fire code to ensure compliance. Possess the mental and physical fitness to perform essential job functions. Ability to read and interpret blueprints, drawings and specifications. Ability to complete maintenance reports. Demonstrate organizational skills and attention to detail. Demonstrate interpersonal skills in dealing with the public in a courteous and professional manner. Provide, at own cost, a Criminal Record Check. Excellent use of English; verbally and in writing. French verbal and written skills an asset. Satisfactory health, attendance and former employment history. Must be physically capable of operating a vehicle safely, possess a valid driver''s licence, have an acceptable driving record, and personal insurance coverage.
