Job Description The Property Manager (Leasing) is responsible for the full revenue and operational performance of assigned residential assets. This role combines leasing authority, tenant risk control, unit turnover execution, and onsite operational oversight. The position owns applicant approval, unit readiness, trade coordination, and compliance execution to ensure vacancies are converted to stabilized income as efficiently and defensibly as possible. What You Will Do Leasing, Applications, and Revenue Control Manage the full leasing lifecycle from inquiry to possession. Review, assess, and approve or decline tenant applications in accordance with company criteria and risk standards. Conduct tenant screening, reference checks, income verification, and suitability assessments. Negotiate lease terms and ensure all lease documentation is complete, accurate, and enforceable. Maintain active awareness of market rents, absorption, and competing inventory. Ensure vacant suites are advertised immediately across approved platforms. Review rental rates annually and recommend rent adjustments aligned with market conditions. Prepare leasing activity reports, expiring lease analysis, and market summaries. Set and achieve leasing and occupancy performance targets. Unit Turnover and RentReady Execution Manage and control the process of preparing rental units for occupancy. Conduct post moveout inspections and determine required scope of work. Coordinate, schedule, and oversee trades, maintenance staff, and vendors to complete suite turnovers. Ensure all work is completed to company standards, on budget, and without unnecessary scope expansion. Collaborating and Working Relationships This role operates in close coordination with the broader Residential Property Management team, including Leasing Managers, other Property Managers, and Regional Managers, to ensure alignment on leasing strategy, operational standards, and asset performance. The Property Manager (Leasing) works alongside existing onsite staff, including Building Managers, Resident Managers, and caretaking personnel, providing direction, coordination, and support while maintaining clear role boundaries and accountability. The role requires regular interaction with external vendors and service providers, including trades, maintenance contractors, cleaners, landscapers, and specialty consultants, to execute unit turnovers, repairs, capital work, and ongoing building operations efficiently. Collaboration is expected to be structured, professional, and outcomefocused, with the Property Manager (Leasing) retaining responsibility for coordination, followup, and execution within their assigned portfolio. Tenant Relations and Regulatory Compliance Enforce Residential Tenancy Act requirements, policies, and property rules consistently. Manage moveins, moveouts, condition inspections, notices, and tenancy documentation. Administer tenant disputes, complaints, and tenancy branch matters. Ensure rent, deposits, and moveout charges are collected, processed, and deposited correctly. Ensure security deposits are handled and released strictly in accordance with legislation. Maintain professional, controlled tenant communications that avoid precedent or exposure. Property Operations and Inspections Conduct regular inspections of common areas, vacant suites, occupied units (as permitted), and building exterior. Identify deficiencies, damage, or safety concerns and ensure prompt correction. Monitor building systems, amenities, equipment, and security. Respond to emergencies and coordinate corrective action as required. Caretaking and Building Standards Oversee or perform cleaning of common areas, lobbies, garages, storage rooms, and mechanical spaces. Ensure cleanliness, order, and presentation of all residentfacing areas. Maintain exterior appearance and curb appeal. Ensure vacated suites meet moveout standards and turnover requirements. Maintenance, contractors, and administration. Supervise maintenance personnel and external contractors. Issue and track work orders and purchase authorizations. Review invoices daily and coordinate with accounting. Ensure all records, reports, and documentation are accurate and submitted on time. Maintain inventory of forms, supplies, and materials. Supervision and Oversight Coordinate and support resident managers or caretaking staff where applicable. Provide training, orientation, and operational guidance. Review payroll submissions, hours, and expense reports for accuracy. Conduct opening, closing, and final inspections related to staff transitions. Verify suites are clean, functional, compliant, and rentready prior to showings or movein. Minimize vacancy downtime through disciplined scheduling and followup. What You Will Bring Proven experience in residential leasing and property management. Demonstrated capability in tenant application review and approval. Strong working knowledge of the Residential Tenancy Act. Experience coordinating trades and managing suite turnovers. Understanding of property financial fundamentals and revenue drivers. Strong written and verbal communication skills. Proficiency with computers, mobile devices, and property management systems. Valid drivers license and reliable transportation where required.
