Job Description

Title:Sales and Leasing Analyst Reporting To: Sales and Leasing Strategist Job Summary: The Sales and Leasing Analyst will work within the Sales and Leasing Team to optimize leasing performance, reduce vacancies, enhance revenue growth, and support consistent service excellence nationally. In partnership with the Strategist, this role will proactively identify performance gaps, recommend areas for improvement, and execute strategies and action plans that advance the Company''s goals. The Sales and Leasing Analyst will collaborate closely with Regional Leasing Managers (RLMs) and Sales and Leasing Associates to align on strategic priorities, drive leasing velocity targets, implement training programs, and industry best practices. Responsibilities: Proactively identify underperforming sites, emerging trends, and opportunities to reduce vacancies by leveraging the vacancy mitigation dashboard and other performance tools. Partner with Regional Leasing Managers (RLMs) to diagnose propertyspecific challenges and develop targeted action plans that accelerate leasing velocity and improve conversion rates. Monitor key leasing KPIs nationally, identifying performance gaps and recommending strategic interventions to support revenue growth. Conduct national property visits to deliver handson training, assess operational execution, and identify skill or process gaps. Consolidate findings to inform national training priorities and support materials. Assess leasing staff performance through observation, Mystery Shops, and KPI analysis, and provide tailored coaching both inperson and virtually to elevate consistency and service excellence. Collaborate with Customer Care to review sales calls and reinforce bestinclass communication standards across all leasing teams. Support the development and rollout of training programs, playbooks, and tools that promote industry''s best practices and operational consistency. Escalate operational insights, risks, and opportunities to the Strategist, ensuring timely visibility into trends that may impact leasing performance or customer experience. Conduct property and asset audits to evaluate curb appeal, unit readiness, common areas, and frontline presentation, ensuring alignment with brand and operational standards. Perform Mystery Shops and adhoc market surveys to benchmark performance, assess competitive positioning, and identify opportunities for improvement. Partner with Marketing, Pricing, Sales, and other crossfunctional teams to synthesize insights from audits, market surveys, and Mystery Shops, contributing to datadriven pricing and sales strategies. Support national initiatives, pilots, and strategic projects that advance the Company''s goals and enhance leasing performance. Provide shortand longterm field support to operations teams as needed, ensuring continuity of service and execution during transitions or highpriority periods. Contribute to the development of standardized processes, tools, and reporting frameworks that strengthen national alignment and operational efficiency. Qualifications: Bachelor''s degree in business or related fields or equivalent professional experience 5 years of experience in residential leasing, real estate sales, customer service or property management Ability to analyze KPIs, identify performance gaps, and recommend actionable strategies Proficient in MS Office; familiarity with SAP and Yardi is considered an asset Experience with converting leads to signed leases with exceptional coaching skills to train frontline teams Demonstrated experience with conducting property audits, Mystery Shops, or operational assessments Strong communication and collaboration skills with refined interpersonal, verbal, and written skills Detail-oriented and organized, with the ability to manage multiple priorities in a fast-paced, performance-driven environment using dashboards and performance tools Strong problemsolving skills with a proactive approach to identifying risks and opportunities High professionalism, integrity, and ability to build trust and influence without authority Ability to travel nationally for site visits, training, and field support when required What''s in it for you?
