This is achieved through accomplishing a program of strong tenant relations, effective building maintenance and presentation, superior fiscal management, detailed reporting, and new business development. All project management activities and oversight related to the above core functions are the responsibility of the Property Manager. The Property Manager represents and promotes the company, and its core values by serving and caring for the community with integrity. RESPONSIBILITIESGiven the pivotal role this individual will be expected to play in achieving the strategic objectives of the company and in supporting the success of the organization, it is essential that the successful candidate possess the following core competencies, experience, and attributes:Tenant RelationsAvailable to manage after hours emergency calls as requiredCreate strong respect-based relationships with tenant key contacts and corporate officesAchieve a proactive communications style with strong follow up skillsUnderstand the details of each specific lease agreement ensuring adherenceComplete all Move In / Move Out inspections and cost reconciliations in a timely mannerUnderstand the tenants stability and evolution of real estate needsBuilding Maintenance and PresentationMaintain building systems by contracting for maintenance services and supervising repairs.Maintain property by investigating and resolving tenant complaints, enforce rules of occupancy, inspect vacant units, and complete repairs, plan renovations, contract with landscaping and snow removal services.Ensure vacant units present well for potential new tenants.Secure property by contracting with security patrol service, installing, and maintaining security devices, establishing, and enforcing precautionary policies and procedures, as required.Fiscal ManagementProvide exceptional stewardship of the fiscal responsibilities entrusted by the property owner.Gain a clear understanding of the financial objectives desired and agreed upon with the property owner by creating the annual operating and capital budget.Ensure rents are collected on time and in full and address any variance in a timely manner.Approve invoices for payment ensuring they are correctly assigned to the right cost center.Proactively communicate any financial risks to the property owner not identified in the annual budget.ReportingComplete monthly reporting package by propertyRents paidAnnual budget variances and corrective action being takenTenant risks or property owner level concernsMarket intelligenceFully utilize Kemway Property Management CRM / Reporting software in support of strong trendline tracking and performanceBusiness DevelopmentSupport new property leases by advertising as directed by the property owners real-estate representative.Provide potential rental rates by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.Attract tenants by obtaining referrals from current tenants, explain advantages of location and services, and showing units.Support the negotiating of future leases as directed.FIRST YEAR MEASURES OF SUCCESSSuccessfully integrates into the Kemway Group of Companies team and establishes strong internal relationships built on trust and collaboration.Consistently recognized by tenants as a solution-oriented, proactive, and dependable partner who resolves issues efficiently and adds value to their experience.Develops a comprehensive understanding of Kemways property portfolio and operations, demonstrating full awareness of ongoing activities, priorities, and challenges.THE INDIVIDUALGiven the pivotal role this individual will be expected to play in achieving the strategic objectives of the company and in supporting the success of the organization, it is essential that the successful candidate possess the following core competencies, experience, and attributes:EducationA diploma or degree in Business Administration, Real Estate, Property Management, Construction Management, or a related field is preferred; however, equivalent experience will also be considered.A Property Management license is required.Experience35 years of experience managing industrial, commercial or residential properties, with a solid understanding of day-to-day building operations.Proven strength in tenant relationship management, demonstrating responsiveness, professionalism, and a solutions-oriented approach.Experience with lease administration and interpretation, ensuring compliance and effective communication with tenants and stakeholders.Strong working knowledge of building systems, maintenance contracts, and operational best practices.Familiarity with municipal regulations, property taxation, and property tax appeal processes.Demonstrated ability to develop and manage annual operating and capital budgets, with a focus on cost efficiency and long-term asset value.Understanding of asset lifecycle management, including forecasting and maintaining key components such as roofing, concrete, and mechanical systems.Positive, team-oriented attitude with a strong cultural fit enjoys contributing to a collaborative, entrepreneurial, and growth-focused small company environment.Competencies and KnowledgeWorking knowledge of RECA regulation and standards.Proficiency in Microsoft Office and property management software.Understanding of marketing and accounting principles.Strong organizational and time management skills.Excellent communication and negotiation skills.Good customer service skillsProblem solver and analytical thinkerAble to communicate effectively with sub-contractors, owners, tenants, and staffProfessionalism and adaptability Personal ProfilePositive attitude.Builds strong trusting relationshipsApproachableHighly accountableStrong integrity, ethical standards, and work ethicHighly organized with good time management skillsTakes initiative.AmbitiousResults-drivenExhibits sound judgmentCOMPENSATIONAn excellent compensation package awaits the successful candidate.
