Reporting to the Property Manager, this role plays a key part in the day-to-day management of residential communities, supporting leasing, maintenance coordination, financial administration, and resident relations.The Assistant Property Manager contributes to operational efficiency, resident satisfaction, and overall property performance while maintaining a professional and service-oriented approach.Key Responsibilities:Leasing & MarketingSupport and participate in the full leasing lifecycle, including showings, applications, and move-insMaintain up-to-date knowledge of suite availability, amenities, and common areasAssist with lease renewals and resident retention initiativesContribute to marketing and leasing strategies aligned with operational goals and budgetsConduct market research and competitor analysis to support pricing and positioning decisionsProvide insights and recommendations related to rental rates, incentives, and market conditionsOperations & AdministrationEnsure property operations align with company policies and proceduresPrepare and issue required notices, including notices of entry, tenancy-related notices, and renewal communicationsMaintain compliance with privacy standards and regulatory requirementsReview monthly financial reports and assist with variance analysis using property management softwareSupport purchasing, invoice processing, and vendor coordinationAssist with rent collection and monitoring of outstanding balancesProvide guidance and oversight to site staff, including maintenance personnelParticipate in renovation and capital improvement initiatives as requiredResident Relations & Customer ServiceRespond to resident inquiries, concerns, and requests in a professional and timely mannerMaintain positive resident relationships through proactive communication and follow-upPromote a high standard of customer service across the property teamMaintenance & Health & SafetyMonitor suite and common area conditions and initiate work orders as requiredConduct routine, annual, and move-out inspectionsAssist with ensuring suite readiness and turnover coordinationSupport compliance with fire safety plans and emergency proceduresParticipate in after-hours emergency response on a rotational basis, as requiredQualifications24 years of experience in property management, hospitality, or a related fieldPost-secondary education in property management or a related discipline is considered an assetStrong written and verbal communication skillsCustomer-focused with strong interpersonal and conflict-resolution abilitiesHighly organized, detail-oriented, and able to manage multiple prioritiesTeam-oriented with a positive, flexible attitudeWorking knowledge of the Residential Tenancies Act (RTA), fire and building codes, and Landlord and Tenant Board (LTB) processes is an assetAbility to respond to time-sensitive matters outside of regular business hoursValid drivers license and access to a reliable vehicleWork EnvironmentThis is a full-time (40 hours per week) position, generally operating during standard business hours, with occasional requirements outside of these hours. The role is primarily based in Hamilton, with some local travel. Compensation includes a competitive salary, comprehensive benefits, and a vehicle allowance, based on experience and qualifications.
