Job Description

Role Description We are a growing, collaborative firm that operates at the intersection of architecture and construction management. Our office provides both architectural services and owner-side construction management, allowing us to stay closely involved from design through construction. We are seeking a Contract Administrator / Construction Manager to join our team. This is a hybrid role that combines architectural contract administration with hands-on construction management responsibilities. The successful candidate will work closely with architects, consultants, contractors, and clients to help deliver projects smoothly, efficiently, and in accordance with the contract documents. This role is ideal for someone who enjoys being involved both in the drawings and on site, understands construction from a practical standpoint, and is comfortable navigating contracts, schedules, and site realities. Key Responsibilities Administer construction contracts in accordance with CCDC and supplementary conditions Review and respond to RFIs, shop drawings, product submissions, and substitution requests Prepare site instructions, change documentation (CCOs, CDs, COs), and consultant correspondence Conduct regular site reviews and prepare site reports Attend and participate in site meetings and consultant coordination meetings Assist with payment certification, statutory declarations, and deficiency management Act as a neutral, professional interpreter of the Contract Documents Act as owners representative / construction manager on selected projects Coordinate contractors, consultants, testing agencies, and authorities having jurisdiction Monitor construction progress, sequencing, and schedule impacts Track budgets, change management, and construction costs Assist with schedule reviews and progress reporting Identify risks, constructability issues, and site constraints early Support project close-out, deficiencies, and warranty periods Qualifications Diploma or Degree in Architectural Technology, Architecture, Engineering, or Construction Management 2-5+ years of relevant experience in contract administration and/or construction management Strong understanding of construction processes, sequencing, and site conditions Experience with CCDC contracts and consultant coordination Strong written and verbal communication skills Comfortable working directly with clients, contractors, and consultants Highly organized, detail-oriented, and able to manage multiple projects Valid drivers license and ability to attend construction sites Experience with Office 365 suite (Word, Excel, Outlook, etc.) What Were Looking For Someone who can bridge the gap between design intent and construction reality A professional who is firm, fair, and solution-oriented Someone comfortable being on site, asking questions, and documenting decisions A team player who values collaboration, accountability, and quality ________________________________________________________________________________________________________________ Company Description 3rdLine.Studio Inc. is a mid-sized architectural practice based in Sudbury, Ontario.
