Regional Vice President, OperationsLocation: Remote Canada (with regular regional travel)Experience Level: Senior Leadership - Storage experience is a mustPosition OverviewThe Regional Vice President, Operations is a senior field leadership role responsible for driving operational performance, revenue growth, and employee engagement across a multi-market self-storage portfolio. This leader will oversee District Managers, serve as a key connector between field operations and home office teams, and partner closely with executive leadership to optimize operating income, control expenses, and scale best-in-class operational practices.This role is ideal for an experienced, hands-on operations leader who thrives in multi-site environments, brings strong financial and people leadership capabilities, and can translate strategy into consistent field execution.Key ResponsibilitiesRegional Leadership & Field OperationsLead, coach, and develop regional District Managers, providing ongoing feedback and performance management to elevate leadership effectivenessEnsure strong, consistent communication between field operations teams and corporate departments (Operations, Finance, Marketing, HR, Training)Drive a culture of employee engagement, accountability, sales excellence, and customer service across all facilitiesConduct regular property visits to ensure compliance with operational standards, policies, and performance expectationsFinancial Performance & Budget ManagementOwn oversight of controllable expenses to maximize operating income across the regional portfolioManage and monitor payroll budgets across multiple markets, including cross-border operationsPartner with the COO and EVP of Operations to prepare and manage:Property operating budgetsCapital expenditure budgetsOperational reviews and performance reportingExpense analysis and variance reportingUse data and analytics to identify inefficiencies and implement corrective actionsRevenue Growth & Strategic InitiativesDevelop and execute innovative strategies to increase occupancy, rental activity, and revenue growthPartner with Marketing to support regional marketing plans, ensure effective execution, and evaluate impact on performanceCollaborate with District Managers on field-level initiatives that expand customer reach, improve conversion, and reinforce brand valueStay current on market trends and competitive dynamics to identify opportunities for expansion and performance improvementTalent, Training & Organizational DevelopmentPartner with District Managers on hiring, retention, and staffing strategies across field operationsWork closely with the Training team to design and roll out training programs for new initiatives, systems, and operational standardsSupport the development of future leaders through coaching, succession planning, and performance feedbackQualifications & ExperienceMinimum 8+ years of experience in multi-site operations leadership within retail, consumer services, or related environments; must have self-storage experience.Demonstrated success leading and inspiring large, geographically dispersed teamsProven experience with budget development, financial planning, and operational performance managementStrong understanding of operational KPIs, expense control, and revenue optimizationAbility to implement structure, streamline processes, and scale operations in fast-growing environmentsExcellent analytical, decision-making, and problem-solving skillsStrong communication and leadership presence, with experience partnering at the executive levelBachelors degree in Business, Management, or a related field required; MBA or Masters degree a plusWillingness and ability to travel regularly across assigned marketsWhat Success Looks LikeConsistent improvement in operating income and controllable expense managementStrong engagement, retention, and performance of District Managers and field teamsMeasurable revenue growth driven by disciplined execution and innovative field strategiesSeamless collaboration between field operations and corporate leadershipHigh standards of service, sales execution, and operational consistency across the portfolio
