Your future starts here. Lets build something extraordinary together. We are currently seeking a Analyst, Investments to join our Investment team! Based in Kelowna, BC, the Analyst, Investments will report to the Director, Investments and will work extensively with internal and external stakeholders to advance projects with the Troika portfolio. As an Analyst you will be involved in the full range of activities in the investment process including but not limited to acquisitions, reporting, and research. Key Duties: Acquisitions: Assist the Director, Investments in the review of new investment opportunities for both development lands and completed buildings. Perform financial modelling and proforma analysis as requested by the Director, Investments. Assist in the preparation of acquisition memos as required, summarizing potential new opportunities. Assist in the preparation of Investment Memos for Investment Committee approval, including but not limited to the sitespecific details, market information, and development information. Assist the Director, Investments in the preparation of Requests for Financing. Prepare and document data rooms for the purpose of CMHC applications or financing approvals. Assist in the preparation of Quarterly webinars, including all research related tasks. Assist in the preparation of the portfolio workbooks for each quarter including regular updates to the proformas of all existing projects. Reporting: Assist in the preparation of monthly and quarterly investor and joint venture reports, including the written narrative sections and financial sections. Collaborate with the Development, Construction and Sales departments to ensure commentary is accurate and reflective of the current state of the project and ongoing initiatives. Where needed, capture aerial imagery to enhance the overall presentation of the reports. Assist quarterly in the preparation of the Portfolio Workbook, including updates to proforma analysis and reporting standards as required. Research: Conduct regular market research as required by the Director, Investments to facilitate in the review of new opportunities or general market intelligence. Assist in the preparation of the quarterly economic overview, including the collection and analysis of multiple thirdparty reports, highlighting key findings that are relevant to our portfolio and strategic plan. * Disclaimer this list is not comprehensive, and other tasks not mentioned may be required as dictated by changing business conditions which may trigger changes to job responsibilities. ** This Job description is not an employment contract. Qualifications: 1-3 years of relevant experience in Real Estate Investments, Development, Asset Management, or Acquisitions. Completed or enrolled in postsecondary, preferably in Business or Engineering. Advance capabilities in Microsoft Office including Excel, PowerPoint, and Word. Demonstrated interest in real estate development, via previous work experience in construction and/or extracultural school clubs or interest groups. Rate of Pay: $56,000 -$80,000 per annum (actual salary offered will be commensurate with education and experience).
