(WCI), a private investment company based in Victoria, BC is seeking a Senior Property Accountant. The organization is a single-family office managing assets via internal direct and third-party/external managers across a variety of portfolios and asset classes including fixed income, public equity, private equity, hedge funds, infrastructure, and real estate. Position Description Reporting to the Finance Manager Real Estate, the Senior Property Accountant plays a key role within the Finance department. The ideal candidate is an accredited, experienced, and self-motivated professional who brings strong analytical capabilities, advanced practical experience with business software applications, and a solid foundation in investment-related and property accounting. This individual holds themselves to a high standard of personal accountability and thrives in a collaborative, results-driven environment. Key Accountabilities Prepare and review monthly and/or quarterly property financial statements and detailed variance analysis for a portfolio of commercial properties. Support the preparation of annual property budgets and forecasts, including: Liaising with internal departments to obtain and validate inputs Performing analytical review to support forecast assumptions Updating and maintaining forecast models Review and approve leases and lease review checklists in a timely and thorough manner, ensuring all accounting set-ups align with lease terms, including: Base rent, additional rent, recoveries, security deposits, tenant improvements & incentives Proper interpretation and application of all relevant lease clauses Accurate setup and maintenance of straightline rent and other lease-driven accounting processes Complete annual operating cost recoveries, year-end adjustments, and tenant billings within established timelines. Develop and maintain a strong understanding of the incomeproducing property portfolio from both an accounting and operational perspective, and clearly communicate key financial issues and trends to management. Maintain capital asset and workinprogress schedules, including properties under development or construction. Assist with the preparation of annual corporate tax returns for multiple legal entities. Review and approve bank reconciliations, accounts payable, and rent rolls prepared by junior team members to ensure accuracy and completeness. Contribute to continuous improvement initiatives by identifying opportunities to enhance process efficiency, controls, and reporting quality. Support the development of junior team members through informal mentoring, coaching, and knowledge sharing. Requirements CPA designation (qualified or in progress), or equivalent relevant experience in fullcycle property accounting. Minimum of 3 years of property management accounting experience; commercial property experience strongly preferred. Experience with property development accounting considered an asset. Demonstrated experience in the preparation and review of financial statements, budgets, cash management, and audit working papers. Selfmotivated, detailoriented professional with the ability to manage multiple priorities in a fastpaced environment. Strong written and verbal communication skills, with the ability to clearly articulate financial results, key drivers, and issues to both finance and nonfinance stakeholders. Proven ability to build and maintain effective working relationships while contributing positively to a collaborative team environment. Advanced proficiency in Microsoft Excel and Word. Experience with Yardi ERP and PowerBi systems considered an asset.
