Were looking for a Kelownabased Project Director to confidently step up from Senior PM into Project Director in ~six months, running groundup commercial, institutional, and multiresidential projects from design through closeout. Key Responsibilities Own full lifecycle delivery of groundup commercial, institutional, and multiresidential projects from preconstruction through closeout. Lead design review and constructability input; develop winning methodologies and clear scopes. Estimate and control budgets at Class D, Class B and Tender levels; prepare tender recaps and manage subtrade buyouts. Manage contract strategy and administration for open CM (CCDC 5A/5B) and converted CM (CCDC 2) models; execute CM conversions through risk identification and tender recap. Develop construction sequencing, site logistics, and methodology to optimize safety, productivity and schedule. Drive forecasting and financial reporting maintain accurate forecasts, manage change orders, and protect margin. Identify and mitigate risk; capture opportunities throughout the project lifecycle. Mentor and develop project teams including PMs, coordinators, superintendents and support staff. Foster client, consultant and subcontractor relationships to secure repeat business and strong referrals. Support business development by contributing to proposals, scopes, and client presentations. Embed continuous improvement and safety excellence standardize lessons learned and reinforce WorkSafeBC best practices. Qualifications Fifteen (15)+ years of ICI construction experience. Eight (8)+ years of direct construction project management experience with a general contractor (GC) on midtolarge projects (not developer/selfperforming developer). You turn technical complexity into plain direction, lead decisively, and give teams the confidence to deliver. Proven experience running groundup projects from start to finish in commercial, institutional and residential sectors. Advanced budgeting and tendering skills (Class D, B, Tender) and demonstrated CM conversion experience (CCDC 5A/5B CCDC 2). Proficient with MS Project (scheduling), site logistics planning, and methodology development. Strong forecasting and financial reporting capabilities. Knowledge of BC building code, local permitting, and WorkSafeBC regulations. Gold Seal Certification (GSC) required. Valid drivers license and ability to balance office and site responsibilities.
