Commercial Property Manager Retail Portfolio Client: Leading National Real Estate Owner & Operator Full-Time | On-Site | Edmonton Salary: 115k to 120k base salary plus 15% performance bonus Im currently recruiting on behalf of a highly reputable national real estate group with a strong footprint in commercial and retail assets across Canada. My client is known for high-quality urban centres, strong tenant relationships, and a collaborative, high-performance culture. They are looking for an experienced Commercial Property Manager to join their Edmonton team and oversee a key portfolio of shopping centres. If youre already operating at a PM level and want to deepen your experience in budgeting, capital planning, and retail operations this is a fantastic opportunity. Properties include established retail centers in prominent Edmonton corridors, including major community hubs and high-traffic shopping destinations. The corporate office is located in a vibrant, highly walkable Edmonton district surrounded by shops, fitness studios, cafs, and amenities with parking included in the DT aera. About the Portfolio Youll be responsible for approximately 57 commercial and retail properties, supported by a strong on-the-ground team including 1 Property Administrator 2 Building Operators A knowledgeable and hands-on General Manager based in Edmonton What Youll Be Doing Manage all aspects of the day-to-day operations and liaise with tenants on property management issues. Oversee administration teams members, including prioritization, directing activities, establishing goals and objectives, performance evaluation and communicating operational vision. Prepare, monitor, and report on all property expense schedules/budgets and related to achieve Net Operating Income (NOI) goals for all assigned properties. This includes monthly rents, percentage rents, miscellaneous income and parking facilities, annual operating budgets, and programs. Prepare strategic analysis of properties considering financial indicators, market analysis and long-term project plans. Ensure effective marketing and promotional activities are executed in properties where applicable. Develop and maintain preventative and corrective maintenance schedules and oversees maintenance activities. Perform Annual Building Inspection (ABI) activities. Manage sub-contractor activities, including preparing tender documents, tender and bid analyses, negotiating the best possible terms, preparing contract documents, and monitoring sub-contractor performance. Prepare buildings for BOMA and ICIS submission and awards. Maintain strong relationships between internal teams responsible for leasing, construction, legal, lease administration, marketing, property accounting and third-party management. Participate in special projects and take on other duties as needed.
