Townline is seeking a strategic, handson Director, Marketing to lead all marketing activity across project sales, residential leasing, and corporate and brand initiatives. Reporting to the VP, Sales & Marketing, this role provides senior leadership to a highimpact marketing team supporting a vertically integrated real estate business, including Townline Homes, TL Housing Solutions, and Townline Construction. The Director, Marketing will set strategy, drive execution, and ensure marketing consistently supports sales, leasing, and business objectives. What Youll Do Lead endtoend marketing for residential developments, from positioning and launch through active sales and closeout Own project branding, creative direction, sales enablement materials, and campaign strategy Manage budgets, timelines, and agency partners to support absorption and revenue targets Drive leasing strategy for purposebuilt rental assets, including initial leaseup and stabilized properties Partner with Property Management and Operations to support occupancy and performance goals Track and optimize leasing KPIs and campaign effectiveness Corporate, Brand & Communications Own and evolve the Townline brand across all platforms and business lines Lead corporate marketing for Townline Homes, TL Housing Solutions, and Townline Construction Oversee website strategy, communications, social media, proposals, awards, events, and thought leadership Provide daily leadership, prioritization, and mentorship to the Marketing team Ensure marketing operates proactively with clear ownership and accountability Collaborate closely with Sales, Leasing, Development, Construction, and Executive teams What You Bring A degree in marketing or related discipline 8+ years of progressive marketing leadership experience, ideally in real estate or a related assetbased industry Proven experience leading salesdriven project marketing and leasing/rental marketing Strong people leader with agency and crossfunctional management experience Strategic thinker with a handson, executionoriented mindset Townline is an equal-opportunity employer.
