An opportunity to help scale a growing Ontario residential development platform Your New Employer Our client is a vertically integrated development and construction management platform focused on low-rise residential communities across Ontario. Since its inception, the organization has built a meaningful portfolio across the GTA and surrounding municipalities, supported by strong financial capacity and streamlined decision-making. Today, the platform manages approximately 20 active assets across low-rise and high-rise. With shifting market dynamics, leadership has made a deliberate decision to double down on the low-rise vertical where the business operates with in-house construction management and sales and marketing capabilities. The long-term ambition is clear: evolve into a customer-facing home builder delivering approximately 200 units per year within the next three years. The culture is entrepreneurial, hands-on, and non-hierarchical. Leaders are actively involved in projects. Teams collaborate closely. Ownership is expected. This hire represents the next step in scaling the low-rise platform. Your New Role Reporting to senior leadership, the Development Manager will oversee the planning, coordination, and execution of low-rise subdivision and master-planned community projects across Ontario. This is not a siloed entitlement position. While municipal approvals remain important, the role is primarily execution-driven. You will step into projects already in advanced stages of Site Plan Approval, with marketing underway and pre-construction coordination in motion. Your focus will be on driving projects through SPA completion, consultant coordination, servicing readiness, budgeting, launch preparation, and transition into construction. Development sits at the center of the platform. Information flows through this function from sales and marketing feedback to construction costing to capital reporting. You will work closely with internal teams to ensure that product design reflects market realities, that budgets align with pro forma expectations, and that schedules are realistic and disciplined. You will hold meetings, push accountability, and ensure projects move forward with clarity and momentum. This role also includes participation in acquisition due diligence as the low-rise pipeline expands, providing development input at the front end of new opportunities. What Sets You Apart You bring 510 years of experience in real estate development with direct exposure to low-rise residential projects in Ontario. You understand Ontarios Planning Act and municipal approval processes, particularly across GTA and York Region municipalities. More importantly, you have seen projects move beyond entitlement and into execution. You are comfortable navigating the grey space between development and construction. You have been involved in pre-construction coordination, servicing, budgeting, sales launch preparation, and construction transition. You may come from a planning, architectural, or engineering background, but you bring a practical, execution-oriented mindset. You are commercially aware, comfortable reviewing budgets and pro forma assumptions, and confident working cross-functionally. You are detail-oriented but not rigid. Structured but adaptable. Independent yet collaborative. This role is ideal for someone who wants broader ownership and meaningful influence in scaling a residential platform not simply managing an approval checklist. What You Can Expect You can expect responsibility from day one. The low-rise division is entering a scaling phase, with the goal of materially increasing annual unit delivery over the next three years. Success in this role will mean confidently managing active projects through critical approval and pre-construction milestones, integrating seamlessly with sales, construction, and capital teams, and freeing up senior leadership to focus on strategic growth and acquisitions. This is a growth hire, not a replacement. The intention is to build capacity and depth within the low-rise platform. Compensation In accordance with Ontario pay transparency legislation, the expected base salary range for this position is $120,000 to $150,000 CAD annually , commensurate with experience. The role may also include eligibility for a discretionary performance-based bonus and participation in additional incentive opportunities. A comprehensive benefits package is offered.
