LocationVancouver, BCCompensationC$190,000 - C$230,000 per year (CAD)**The Company**UBC Properties Trust (UBCPT) was established in 1988 to build financial legacy and create innovative spaces for learning and living. We develop, service and lease residential land at UBC to create communities and build UBCs endowment for future generations. We construct and manage rental properties to provide residential, retail and office space to support workforce housing and other academic objectives.Since 2001 we have grown a substantial residential rental portfolio, as well as office, retail, residential, and mixed-use assets. Not only do we provide high quality property management services for anyone to enjoy an exceptional lifestyle at UBC, but we also develop, lease and manage rental housing for UBCs fulltime, permanent faculty and staff.We operate on both the Point Grey campus and UBC Okanagan; and currently have two property management divisions, Village Gate Homes (UBC staff and faculty rentals) and Wesbrook Properties (market rental).**The Opportunity**Reporting to the President and CEO, this position provides strategic leadership and hands-on oversight across asset operations, financial performance, capital planning, and risk management. The role oversees the portfolio mentioned above and is responsible for maximizing its value, performance, and long-term returns. The VP, Asset Management ensures assets are operated efficiently, risks are proactively managed, and business plans are executed in alignment with corporate strategy and shareholder expectations.While this role has several direct reports, they also take ownership on the overall performance, engagement and culture of the property management department. This involves setting a clear vision for the team, aligned with corporate strategy, to ensure sustained employee motivation and productivity. The work environment is heavily operational and requires supervision of employee concerns, adequate resources and quality training and development.**Key Responsibilities*****Asset Management & Value Creation**** Lead the development and execution of strategies to optimize operating performance, valuation, and capital efficiency across a multi-asset real estate portfolio.* Works with third parties on leases (new and renewals) and tenant improvements, as well as negotiation with tenants on lease agreements.* Responsible for managing commercial tenant turnover within the portfolio.***Leadership & Team Development**** Ultimate responsibility and oversight of the property management team, providing coaching/mentoring to others, setting clear expectations and performance metrics (including annual performance reviews and compensation recommendations).* Develop talent and succession within the department, fostering a culture of accountability and collaboration.* A valued member of the Senior Leadership Team, working with other members of the Executive to ensure all departments are aligned with the corporate mission, vision and values.* Partake in corporate strategic planning and support engagement/cultural initiatives.* Provide effective interaction and actively collaborate with other departments to ensure mutual outcomes and best practices.* Collaborate with Marketing to maintain awareness of brand management considerations, including monitoring online reviews and tenant feedback, and guiding appropriate operational responses.* Demonstrate openness to innovative approaches, engaging constructively with executive leadership to assess proposed initiatives and lead pilot opportunities.***Property & Operational Management**** Initiates the collection, analysis and reporting of such statistical data to provide accurate and current assessment of property management objectives.* Full tenant relation management: overseeing the entire tenant lifecycle to ensure strong tenant satisfaction.* Provide overall direction of day-to-day operations and have full knowledge and oversight responsibility for management of the properties.* Ensure that all maintenance whether regular, emergency or preventative on each of the individual buildings are reviewed on a regular basis and carried out in a timely and cost effective manner.* Oversee and negotiate service and capital improvement contracts with vendors (monitoring performance and compliance of standards).***Key Stakeholder Relations**** Prepare high-quality reporting and recommendations for leadership and the Board, including performance updates and strategic initiatives.* Ensure asset management practices align with shareholder expectations, approved mandates, and strategic objectives.* Communicate and collaborate with a range of stakeholders, representing the best interests of the Company (e.g. Faculty and Staff Relocation Office, Campus and Community Planning, UNA, RCMP, UFASTA, neighbourhood strata reps etc.).* Collaborate with internal and institutional stakeholders to understand long-term asset objectives and ensure portfolio strategies align with approved mandates and shareholder priorities.* Develop and maintain strong relationships with key external brokers and the broader retail brokerage community.***Financial Management**** Oversee annual budgets, forecasts, and long-term capital plans; ensure variance analysis and performance tracking.* Review and approve material operating and capital expenditures, ensuring alignment with approved business plans and return thresholds.* Manage maintenance expenditures to ensure operating costs do not exceed budget.* Monitor portfolio performance through ongoing asset-level tracking, variance analysis, and periodic review of business plans, adjusting strategies as required.***Risk Management**** Identify and manage portfolio-wide risks, including market, credit, operational, regulatory, and environmental risks.* Provide guidance to the property managers through any receivable litigation process.* Ensure compliance with Canadian regulatory requirements, municipal approvals, leases, and internal policies.* Integrate ESG considerations into asset strategies, capital planning, and reporting, consistent with corporate and shareholder priorities.* Other tasks and duties, as assigned.**Competencies and Qualifications*** Bachelors degree in Finance, Real Estate, Business, Planning, or a related discipline; MBA or professional designation (e.g., CFA, CPA) considered an asset.* 10+ years of progressive experience in real estate asset or portfolio management, with significant exposure to multi-asset portfolios, including substantial residential asset experience.* Minimum 5 years experience in senior leadership role(s) involving property management, and/or asset management.* Demonstrated experience operating in a private company environment with an institutional or corporate shareholder.* Proficient in use of property management software suite.* Maintain confidentiality and demonstrate sound judgment and impeccable discretion at all times.* Proven ability to present clearly and credibly to executive leadership, boards, and shareholders.* Financial and commercial acumen.# Location #J-18808-Ljbffr
