Job Description

The Assistant Commercial Property Manager supports the Senior Commercial Property Manager and the on-site residential teams in overseeing the performance of the commercial properties and tenants. This role is responsible for the daily operational needs of the portfolio, ensuring tenant concerns are addressed promptly and that each site meets its operational and performance objectives. Responsibilities Reviews and abstracts all commercial leases to gain a full understanding of each tenancy, including parking and signage. Drafts professional correspondences, including business letters and email communications to tenants. Supports the negotiation process for commercial lease renewals. Leads property tours for prospective tenants and showcases all available spaces. Ensures all vacant units are presentable and maintained in market-ready condition. Assists with monitoring and collecting tenant receivables that are more than 30 days outstanding. Tracks and verifies that all commercial tenants maintain current and compliant insurance coverage. Conducts regular inspections of building exteriors and common areas, addressing any deficiencies through corrective action plans. Manages preventative maintenance programs tailored to each site. Serves as the primary day-to-day contact for commercial tenants within the assigned portfolio. Oversees third-party service providers and building contracts, such as cleaning services, when applicable. Coordinates and completes move-in and move-out inspections for commercial suites. Manages and monitors any landlord-initiated construction or improvement projects. Performs additional duties as required to support property operations. Qualifications Completion of high school diploma or secondary education from a recognized institution. 2-3 years of experience supporting or managing commercial property operations. Strong judgement, interpersonal communication, and technology proficiency. Ability to maintain professional relationships with internal and external stakeholders. Genuine interest in providing support and delivering positive experiences for clients and tenants. Excellent verbal and written communication skills. Ability to work independently with minimal supervision. Valid drivers license, clean driver abstract, and a reliable, insured means of personal transportation to and between work locations may be required.
