Senior Property Manager Confidential Client (Residential Portfolio) GTA (Greater Toronto Area) Full-Time | Corporate Division Hiring in 2026 Recruitment by Hays Hiring on behalf of a confidential property management organization Are you an experienced residential property management professional ready to step into a senior leadership role? Our confidential client is seeking a Senior Property Manager to oversee the operations, financial performance, and strategic direction of a multisite residential portfolio. Reporting to the Director of Residential Operations , this role is ideal for a strong operator who excels at team leadership, financial management, resident relations, and process improvement. What Youll Be Doing Portfolio Operations & Maintenance Oversee daily operations of a diverse residential portfolio, ensuring buildings, common areas, and grounds are well maintained. Conduct regular site inspections and implement preventative maintenance programs. Lead capital improvement projects (HVAC, roofing, paving, etc.), ensuring they are delivered on time and within budget. Approve invoices and monitor portfolio expenditures. Resident Relations & Communication Build strong relationships with residents and resolve escalated concerns promptly. Support on-site staff in delivering high-quality service and maintaining resident satisfaction. Promote strong retention, community engagement, and positive tenant relations. Leasing, Rent Collection & Financial Management Oversee leasing, renewals, rent collection, and arrears processes. Support leasing strategies to reduce vacancy rates and improve financial performance. Lead annual budget preparation, monitor variances, and implement corrective measures when required. Leadership & Vendor Management Supervise, mentor, and develop property staff to promote high performance and accountability. Oversee vendors and contractors, negotiate service contracts, and ensure work meets quality and budget expectations. Promote a culture of professionalism, service excellence, and operational efficiency. Compliance & Risk Management Ensure compliance with local, provincial, and federal legislation including the Residential Tenancies Act . Maintain accurate records for leases, inspections, vendor contracts, and regulatory requirements. Identify and mitigate operational, safety, and financial risks. Innovation & Continuous Improvement Identify opportunities to streamline workflows, optimize vendor performance, and reduce operational costs. Stay current on industry best practices, emerging technologies, and process improvement tools. Reporting & Collaboration Prepare operational and financial reports for senior leadership. Participate in leadership meetings and cross-functional initiatives. Communicate key performance metrics and capital planning needs. Skills & Experience Required Minimum 7+ years of residential property management experience Strong knowledge of the Residential Tenancies Act (RTA) Previous leadership/managerial experience Experience with budgeting, financial analysis, and portfolio performance Skilled communicator with strong written, verbal, and presentation abilities Proficient in MS Office and Yardi Strong interpersonal skills and ability to work effectively with diverse teams Valid Drivers License required Education in Business Administration, Real Estate, Finance, CPM, IHM , or related field Why Apply?
