We have extensive retail, office, industrial and residential holdings. Job Summary: The Property Manager is responsible for overseeing the daily operations of our residential rental [properties. This includes tenant relations, rent collection, property maintenance coordination, budgeting, and ensuring compliance with housing regulations i.e. Residential Tenancies Act, Landlord Tenant Board, etc. Key Responsibilities: Property Operations Oversee the daily operations of residential rental property portfolios. Conduct routine property inspections to ensure properties are properly maintained and operating safely. Coordinate maintenance, repairs, and service requests with vendors and contractors. Ensure all units are maintained to company standards. Leasing and Tenant Management Market and lease apartment units in collaboration with Intercity Realty, the companys listing agency. Screen prospective tenants through appropriate background and reference checks. Execute lease agreements and ensure tenants understand lease terms and policies. Work alongside development team to update lease form to ensure its current. Maintain positive tenant relationships and respond to tenant inquiries or concerns in a timely manner. Enforce lease agreements and building policies. Coordinate all move-in and move-out procedures with existing and new tenants. Financial Administration Collect rent payments and monitor rental accounts. Manage delinquent accounts and follow up on outstanding balances. Assist in preparing monthly financial and operational reports. Support budgeting and cost control for property operations. Compliance and Administration Ensure compliance with all applicable landlord-tenant legislation, housing regulations, and municipal bylaws. Maintain accurate tenant files, lease documentation, and property records. Ensure proper documentation of maintenance, inspections, and tenant communications. Qualifications: Education and Experience 2-5 years previous experience in residential property management preferred. Post-secondary education in property management, business administration, or a related field considered an asset. Skills and Competencies Strong knowledge of Residential Tenancies Act and Landlord tenant process for residential properties. Strong interpersonal, communication, and customer service skills. Basic accounting and budgeting knowledge. Strong organizational and time-management skills with the ability to manage multiple priorities. Excellent problem-solving and conflict resolution abilities. Proficiency with property management software, particularly Yardi, considered an asset. Preferred Qualifications Property management certification (e.g., Certified Property Manager CPM). Experience managing multi-unit residential properties. Working Conditions Combination of office administration and on-site property inspections.
