Your New Company Hays is proud to be partnering with a leading commercial real estate owner and developer which is seeking an Operations Supervisor to join their team in Kitchener, ON. Your New Role The Operations Supervisor will act as an on-site representative and coordinate multiple day to day building maintenance and operational activities in a professional manner. The ideal candidate has excellent organizational and attention to detail skills and can offer a hands-on approach (willing to roll-up their sleeves to get the job done). The Operations Supervisor will oversee and assist with building operations in and around the various properties within the portfolio, as required. Duties and Responsibilities Supervise all maintenance staff and monitor performance of assigned tasks; Oversee and direct all maintenance service requests and assist with completion, when necessary, ensuring that the work performed is accomplished in a professional and efficient manner with minimum disruption and inconvenience to tenants; Plan, direct, coordinate and oversee preventative maintenance programs for various properties; Understand how to respond, monitor and operate the BAS and security systems (including fire, annunciator and sprinkler systems) ensuring proper environmental comfort is maintained with physical plant operating safely, efficiently and within specified tolerances; Understand the operation of boilers, chiller, air make-up units and heat pumps; Identify and offer solutions to property management where recurring operational items become apparent; Oversee maintenance reporting logs and ensure preventative maintenance tasks are performed as per schedule and within time periods allotted; Routinely inspect the building and equipment to determine any additional maintenance or repairs needed; Interior general maintenance and repairs, including undertaking and assisting in minor mechanical, electrical, plumbing and system repairs as well as drywall repairs, painting and other duties as assigned; Exterior general maintenance of the building, including sidewalks, parking areas and landscaped areas; Coordinate contractor access to building, including log book, and ensure they abide by building rules and regulations; Assist with insurance and risk management inspections, remedial actions and reporting; Monitor the quality and pricing of maintenance work performed by outside contractors and vendors, obtaining competitive quotes for maintenance and project work as required; Oversee the cleanliness of the building, both exterior and interior, liaising with the Day Porter/janitorial supplier to ensure standards are maintained; Oversee the cleanliness and appearance of all mechanical rooms, electrical rooms, pump rooms and cooling tower areas; Identify, recommend and implement enhancements to current building operating procedures within own area of responsibility; Assist property management team in preparing annual operations and capital project budgeting as well as creating lists of proactive suggested projects which will enhance the building environment with specific information, including costs; Assist the property management team in compiling information and submissions for building industry awards (BOMA, LEED etc.) Work as necessitated by building activities and requirements including weekends, holidays and outside of regular business hours. Be available to respond to emergencies by telephone and/or site visits as needed; Follow WHIMIS and other applicable health and safety requirements ensuring the safe storage, usage, and disposal of hazardous materials; What You''ll Need to Succeed Minimum of 3 to 5 years of relevant experience required in building maintenance and operations; Supervisory and Management experience preferred Graduates from BOMI Canada in Ontario Building Operator Apprenticeship Program (SMT or SMA) or Building Environment Systems (BES) Class 1 and/or 2 programs is preferable; Working knowledge of commercial building maintenance, HVAC, BAS and other such related equipment; Valid Drivers Licence and access to a vehicle required; Must be physically fit and willing to work outside in all types of weather conditions; Must be familiar with tools and able to work comfortably at heights (valid certification preferred).
