The Real Estate Law Clerk In-House plays a critical role in supporting the companys pre-construction, interim occupancy, and final closing processes for low-rise and high-rise residential developments across Ontario. Operating within a fast-paced builder environment, this role manages high-volume transactional workflows and ensures accuracy, compliance, and coordination between legal, sales, construction, finance, and customer care teams. Key Responsibilities: 1. Pre-Construction & Sales Support Review and prepare Agreements of Purchase and Sale (APS) for new low-rise and high-rise developments Coordinate with the sales team on project launches, pricing updates, amendments, and incentive programs Track purchaser conditions, rescission periods, and contractual milestones Prepare APS summaries and maintain accurate purchaser files Support documentation flow between internal teams and external legal partners 2. Interim Occupancy (High-Rise) Prepare and issue occupancy closing notices and related documentation Liaise with purchasers, their solicitors, and lenders regarding occupancy timelines and requirements Manage occupancy fee schedules, interest calculations, and builder adjustments Respond to occupancy-related inquiries in collaboration with customer care Ensure compliance with interim occupancy regulations and internal procedures 3. Final Closings (Low-Rise & High-Rise) Coordinate with external counsel to ensure smooth and timely closings Communicate with purchasers and lenders to satisfy closing conditions Track condominium registration milestones and turnover requirements Assist with key release logistics and post-closing matters Support issue resolution related to final closing documentation 4. Internal Coordination & Project Support Maintain detailed closing schedules across multiple developments Collaborate with finance, construction, legal, and customer care teams Assist with Tarion submissions, occupancy reporting, and warranty documentation Support workflow improvements and process standardization initiatives Ensure accurate internal reporting and file tracking Qualifications & Experience Minimum 35 years experience as a real estate law clerk Experience in a residential developer/builder environment or law firm specializing in new-build transactions strongly preferred Strong knowledge of Ontario new-home processes, including: Tarion Warranty Program Builder adjustments and statements of adjustments Interim occupancy requirements Condominium registration processes Proven experience managing high-volume closing transactions Knowledge of Newstar would be an asset.
