This role manages scope, schedule, budget, consultants, and contractors to ensure safe, compliant, and high quality execution of residential capital projects across assigned regions.This position is residentialspecific and is not aligned with Office or Industrial project management roles.How Youll Make a Difference1. Project Planning & DeliveryLead residential capital projects from initiation through close outDevelop project scopes, schedules, budgets, and execution plansManage multiple concurrent projects across geographically dispersed properties2. Procurement & Contract ManagementLead tendering, consultant selection, and contractor procurementNegotiate contracts, manage change orders, and control project costsEnsure adherence to corporate procurement and governance requirements3. Construction ExecutionDirect consultants and contractors through construction and commissioningMonitor progress, quality, safety, and compliance with residential codesCoordinate closely with Property Operations in occupied residential buildings4. Financial & Change ControlManage project budgets, forecasts, and cost to complete reportingEvaluate scope, schedule, and budget changes and recommend approvalsIdentify and mitigate construction and operational risks5. Reporting & Stakeholder Management Provide regular reporting on project status, risks, and financial performance Act as the primary point of contact for internal stakeholders and operations Support continuous improvement of residential capital delivery practicesThe Expertise Youll BringQualifications Required57+ years of experience managing multi residential construction or capital projectsStrong knowledge of residential building systems, life safety, and code complianceProven ability to manage multiple projects, consultants, and contractorsStrong financial, scheduling, and risk management skillsPMP or equivalent designation considered an assetWhy Youll Love Working at MorguardAt Morguard, were committed to creating an environment where our people can thrive.
