Role OverviewThe Project Manager is responsible for planning, executing and successfully delivering projects on time, within scope, and on budget, while maintaining the highest quality standards. This role involves coordinating internal teams and external contractors to ensure seamless project delivery aligned with company specifications and client expectations.The Project Manager will oversee rental apartment suite turnovers on a monthly basis within an assigned portfolio of properties across a defined territory.Key ResponsibilitiesManage multiple projects simultaneously from initiation through to completion.Oversee daily project operations and administration, proactively identifying and escalating issues as required.Coordinate with clients, contractors, tradespeople, and internal teams to ensure projects meet quality standards, timelines, and budget requirements.Maintain regular communication with property representatives to provide updates and ensure alignment.Conduct outgoing inspections and ensure readiness for renovation or turnover.Perform project scoping, prepare cost estimates, and manage change orders for both new and existing clients.Monitor project progress throughout all phases, ensuring adherence to company standards and client workflows.Communicate and coordinate any project changes with relevant stakeholders.Identify, troubleshoot, and resolve deficiencies during the renovation process.Manage project completion, including final inspections and sign-offs.Support daily trade dispatching, including coordination of materials and resources.Participate in meetings with prospective clients to support business development efforts.On-Site Trade Onboarding & AssessmentCoordinate with scheduling teams to ensure efficient planning of trade assessments.Welcome and onboard prospective trades at the warehouse and job sites.Observe and evaluate trades as they begin work on-site.Provide guidance on processes, including handling and invoicing of additional work (extras).Assess trade performance and determine pass/fail outcomes.Qualifications & Experience35 years of experience in project management, property management, construction, or a related field.Strong understanding of project management principles and quality control methodologies.Experience managing client relationships with a customer-focused mindset.Proven ability to manage budgets, timelines, and multiple projects simultaneously.Skills & CompetenciesStrong leadership and organizational skills with the ability to manage competing priorities.Excellent communication and interpersonal skills.Collaborative mindset with the ability to build trust across teams and stakeholders.High level of initiative with a hands-on, solutions-oriented approach.Ability to thrive in a fast-paced, dynamic environment.Entrepreneurial spirit, positive attitude, and strong work ethic.
