Lerle MCAP est la recherche dun souscripteur expriment et dynamique pour se joindre son groupe de prts hypothcaires commerciaux en pleine croissance. Le candidat doit possder au moins 3 ans dexprience en souscription de prts immobiliers commerciaux (en particulier sur les prts terme et les prts la construction de la SCHL) et une excellente comprhension des pratiques de prt standard, tout en tant capable de trouver des solutions cratives pour attnuer les risques. Ce poste est ax sur les rsultats et exige que le travail soit effectu en temps opportun pour atteindre un niveau lev de service la clientle tout en respectant les objectifs annuels tablis en matire de volume. Responsabilits gnrales: Responsable de la souscription des prts conventionnels et de la SCHL (principalement sur des prts terme avec une certaine participation la construction), gnrs par les initiateurs commerciaux et approuvs conformment aux pouvoirs dlgus du groupe des prts hypothcaires commerciaux (CMG). Les prts souscrits se situent gnralement entre 5 et 30 millions de dollars. Analyse des registres des loyers de la proprit et des tats des rsultats, valuation des conditions du march et ralisation dun examen financier complet de lemprunteur et des garants afin de dterminer leur solidit financire et leur exprience. Prparer des demandes dassurance hypothcaire auprs de la SCHL, des sommaires de prts pour MCAP ou ses investisseurs, et des promesses de prt. Coordonner les taux et les ventes de prts, travailler en troite collaboration avec l'quipe de financement pour s'assurer que toutes les conditions de crdit sont respectes. Participer la prparation et la prsentation des documents relatifs aux dossiers de prt l'investisseur aux fins de la vente. Analyse des souscription Obtenir toutes les informations pertinentes (registre des loyers, tats des rsultats d'exploitation de la proprit, factures, tats financiers de l'emprunteur ou du garant, contrats de gestion de la proprit, baux ncessaires lanalyse approfondie). Examiner tous les rapports tiers (valuation, valuation environnementale du site, tat du btiment, et pour nouvelles constructions, rapport du mtreur/ certificats d'ingnieur). Donner son avis sur la pertinence des rapports et discuter des lacunes ou problmes. Effectuer une analyse approfondie du prt/souscription pour dterminer le niveau de financement disponible en fonction des seuils acceptables du ratio prt/valeur, du ratio prt/cot et du ratio de couverture. Examiner les rapports de march pour dterminer un taux de capitalisation acceptable afin de dterminer la valeur marchande. Examiner les rapports de march pour valuer la viabilit/le rendement long terme des loyers et des niveaux doccupation de la proprit. valuer la capacit financire et de gestion de l'emprunteur et des garants (incluant l'examen des tats financiers sur une priode maximale de trois ans). Pour les prts de construction, examiner le budget de construction, les guides de cots du march, lexprience du promoteur, les demandes de renonciation au cautionnement et la solvabilit des sous-traitants. valuer tous les scnarios de sortie possibles, y compris le renouvellement, le refinancement ou la vente. Adopter une approche axe sur les solutions pour souscrire en proposant des structures alternatives et/ou des conditions/solutions de financement appropries et en discuter avec l'quipe de constitution des prts ou, le cas chant, avec l'emprunteur ou son reprsentant courtier. Sommaire de prt/Demande d'assurance prt hypothcaire de la SCHL Prparer un rapport dtaill dmontrant l'analyse des flux de trsorerie et le calcul du revenu net d'exploitation, afin de s'assurer que les ratios prt/valeur, prt/cot et de couverture sont respects conformment la politique. Inclure la description de la proprit, l'analyse du march pour le calcul des taux d'inoccupation et d'encapitalisation, l'analyse financire de l'entit emprunteuse et des garants, ainsi que la confirmation de la valeur nette personnelle. Utiliser le rapport pour obtenir l'approbation interne du prt, en fournissant une recommandation approfondie et argumente conforme la politique et la tolrance au risque de MCAP. Pour les demandes auprs de la SCHL, suivre un processus similaire afin de respecter les politiques de la SCHL, fournir tout renseignement supplmentaire demand et ngocier les modalits de lassurance prt hypothcaire afin dobtenir son approbation et le certificat dassurance de la SCHL ainsi que les conditions spciales qui laccompagnent. valuation de la valeur et de l'tat de la proprit Examiner tous les rapports fournis par des tiers (valuation, tat du btiment, environnement et, dans le cas de construction et de location neuve, celui du mtreur). Expliquer tout cart entre les rapports tiers et lvaluation de MCAP. Estimer la valeur demprunt et valider/confirmer la valeur foncire fournie par le tiers. Examiner le rapport de lCA pour faciliter la premire et la dernire avance de fonds assure pour la construction, en veillant ce que toutes les conditions de la SCHL soient respectes et ce que le risque soit attnu de faon approprie. Prparer la promesse de prt Une fois que la demande de prt a t approuve par la SCHL et par MCAP, prparer une promesse de prt soumettre au courtier ou l'emprunteur, dcrivant les modalits de l'approbation du prt. Ngocier tout changement demand en coordination avec le service de constitution et le conseiller juridique. Publier le procs-verbal et le transmettre l'quipe de direction de MCAP. Soutenir le financement des prts et les ventes de prts aux investisseurs Coordonner les ensembles de taux avec l'emprunteur, MCAP Capital Markets et, dans le cas de prts conventionnels, l'investisseur. Travailler en collaboration avec le financement pour assurer que tous les prts sont financs dans les dlais prvus en satisfaisant tous les points en suspens. Examiner toute divergence releve au cours du processus de clture et formuler une recommandation sur la faon de procder, pouvant ncessiter la prparation dun rsum de prt rvis ou de la promesse de prt. Maintenir et mettre jour le pipeline commercial afin de garantir l'exactitude de tous les rapports. Aider soutenir la direction dans le cadre de la vente du prt OHC, en organisant et en soumettant les documents relatifs au prt pour examen et approbation par linvestisseur. Fournir un soutien aux donnes de march pour les clients emprunteurs/courtiers, gestionnaires de placements et investisseurs, selon les directives Rechercher et tenir jour des dossiers relatifs aux conditions du march (taux dinoccupation, taux de location, taux de capitalisation, valeurs immobilires). The Role MCAP is seeking an experienced, energetic underwriter to join their growing Commercial Mortgage Group. The individual must have at least 5 years of experience underwriting commercial real estate (with an emphasis on CMHC term and construction) and a strong understanding of standard lending practices, while also finding creative solutions to mitigate risk. The role is results driven and requires work be completed in a timely manner to achieve a high level of client service while meeting established annual volume targets. This position is suitable for someone who enjoys a fast-paced entrepreneurial environment, has meticulous attention to detail along with the ability to multi task and consistently meet deadlines. This position is responsible for the underwriting of both conventional and CMHC loans (focus is primarily term business with some construction) that are generated by the Commercial Originators and approved in accordance with CMGs delegated authorities. Loans being underwritten are typically in the range of $5M to $30M. Higher and more complex loans may be assigned for training purposes to aid in the individuals development. General duties will include analyzing property rent rolls and income statements, assessing market conditions and conducting a fulsome financial review of the Borrower and Guarantors to determine their financial strength and experience, alongside any other associated due diligence items in order to prepare applications to CMHC for mortgage insurance, Loan summaries for MCAP or its Investors, and Commitment Letters. The incumbent will coordinate rate sets, loan sales and work closely with the Funding Team to ensure all credit conditions are satisfied. In addition, this position will assist in preparing/presenting documentation for their loan files to the Investor for purposes of sale. Underwriting Analysis Obtain all relevant information, i.e., rent roll, property level operating statements, invoices, Borrower/Guarantor financial statements, property management contracts, leases required to complete in-depth loan analysis. Review all thirdparty reports which may include an appraisal, environmental site assessment, building condition assessment and for new builds, the quantity surveyor report/engineer certificates. Opine on adequacy of the reports and discuss any shortcomings/issues. Complete in-depth loan analysis/underwriting to determine the level of financing available based on acceptable thresholds for loan-tovalue, loantocost and debt coverage. Review market reports to determine an acceptable capitalization rate in order to determine market value. Review market reports to assess the longterm viability/performance of the propertys rent and occupancy levels. Determine the financial and management capacity of the Borrower and Guarantors; this will include reviewing up to 3 years of financial statements to assess their equity position as well as reviewing the operations of all their realestate assets. In addition to the above, for construction loans, one must review the construction budget to assess reasonableness by reviewing market cost guides, assess the experience of the developer. Review requests to waive bonding and determine the experience and credit worthiness of the subtrades. Assess all possible exit scenarios, including renewal, refinance or sale. Take a solution focused approach to underwrite by offering alternative structures and/or funding conditions/solutions as appropriate and discuss with the Origination Team or, in some instances, the Borrower or its broker representative. Loan Summary/CMHC Mortgage Insurance application Prepare a detailed report demonstrating the cashflow analysis and NOI calculation, to ensure LTV, LTC and DSCR are met as per policy. In addition, include property description, market analysis for vacancy and cap rate calculation, financial analysis of the borrowing entity and corporate guarantors, along with confirmation of personal net worth. The report will be used to obtain internal loan approval. It requires a thorough and wellreasoned recommendation within MCAPs policy and risk tolerance. For CMHC applications, follow a similar process to the above ensuring CMHCs policies are respected. Provide any additional information they may require to support MCAPs financing recommendation and negotiate the terms and conditions of the mortgage insurance in order to obtain their approval and obtain the CMHC Certificate of Insurance and accompanying Special Conditions. Assessment of property value and property condition Review all thirdparty reports provided (Appraisal, Building Condition, Environmental and in the case of construction and new rental, that of the Quantity Surveyor). Explain any discrepancies between third party reports and MCAPs assessment. Estimate lending value and validate/confirm the thirdparty property value provided. Review the PQS report to facilitate the first and last insured construction advance, ensuring all CMHC conditions are satisfied, and risk is appropriately mitigated. Prepare Commitment Letter Once the loan request has been approved by CMHC and MCAP, prepare a loan commitment letter for submission to the broker or borrower outlining the terms and conditions reflecting the loan approval. Negotiate any changes requested in coordination with Origination and Legal counsel. Issue minutes and circulate to MCAPs executive team. Support Loan Funding and Investor Loan Sales Coordinate rate sets with borrower, MCAP Capital Markets and, in the case of conventional loans, the investor. Work in collaboration with the funding to proactively ensure all loans fund within targeted timelines by satisfying any outstanding items (including final organizational structure and all other conditions are consistent with original approval). For any discrepancies noted during the closing process, review and provide a recommendation on how to proceed. Following which a revised loan summary and/or commitment letter may need to be prepared. Maintain and update the business pipeline to ensure all reporting is accurate. Assist/provide support to management for the CMB loan sale, by organizing and submitting loan related documents for the investors review and approval. Provide market data support for borrower/broker, investment management and investor clients as directed Research and maintain records relating to market conditions (e.g., vacancy rates, rental rates, cap rates, property values). Present market information to borrower and investor clients. Significant contact with borrowers, CMHC, mortgage brokers, real estate brokers, appraisers and other professionals required. Ability to communicate effectively in order to maintain strong relationships, with a focus on the growth of MCAPs commercial loan portfolio. What You Bring To The Team Knowledge of conventional, commercial loan underwriting for office, retail, industrial, and other forms of commercial real estate. In depth market knowledge of commercial real estate, as it relates to office, retail, industrial and multiunit residential market trends, transactions, pricing and cap rates. Knowledge and understanding of CMHC policies and procedures related to multiunit residential properties. Minimum 5 years experience in a commercial underwriting capacity.
