Job Title Operations Manager Job Description Summary Reporting to the General Manager, the Operations Manager is a senior building operations position responsible for overseeing and providing administrative, operational and technical service and support to a 2.5M sq. ft. mixeduse office/retail commercial realestate portfolio. The primary role includes overseeing overall site operations, repair, and maintenance building engineering, vertical transportation, building maintenance, janitorial and refuse programs, utilities and energy management, and sustainability initiatives ensuring compliance with all applicable health & safety requirements and achieving high levels of operational, environmental and energy efficiency. Duties / Responsibilities Oversee the Engineering, Maintenance, Facility Management and Tenant Services teams, managing staff, building repairs, maintenance and cost control initiatives. Improve operational systems, processes and policies to support the organizations mission, including reporting, information flow and business process planning. Prepare and implement the fiscal operating budget for all buildings, emphasizing cost controls and value. Plan and execute the capital expenditures budget for the portfolio sites. Administer maintenance of all elevating devices and ensure vertical transportation meets design specifications, records and service contracts. Maintain corporate programs such as Energy Star Portfolio Manager, Building Web, Green Check/Risk Check and EnerNOC. Lead the Environmental Management Program, managing assessments (HMA, ACM, AST/UST, IAQ, mold, ODS, waste, potable water) and updating documentation via TAGS Data system. Facilitate major repair and capex projects related to HVAC, electrical, structural, building envelope and other key systems. Develop longterm plans for building engineering, maintenance and janitorial contractors, supporting the security department. Administer all operational contracts, including elevators, janitorial, HVAC, BAS, energy purchase agreements and more. Oversee human resources for engineering, tenant services and maintenance departments, handling recruitment, benefits, training, development and performance appraisals. Coordinate tenant project preparation with the tenant coordination group, ensuring accurate communication and adherence to budget and timelines. Manage the Tenant Service Requests (TSR) program and maintain highquality tenant services, promoting operational efficiency and customer relations improvements. Provide technical or administrative advice to internal and external stakeholders, communicating all departmental functions. Stay current with industry practices, legislative changes and new technologies, advocating for proven innovations that improve site efficiency. Conduct property tours with consultants, insurance representatives and owner representation professionally. Implement enhanced operating procedures and policy documents based on recent RetroCommissioning (ReCx) findings. Pursue and achieve sustainability accreditations such as LEED, BOMA Best, WELL, Fitwell, Wired Score, GRESB and Intelligent Building designations. Perform additional duties as assigned. Qualifications Technical Qualifications Minimum ten years of senior experience in commercial highrise or mixeduse building operations. 4th Class Power Engineering Certificate or equivalent. FMA or RPA certification or equivalent. Proven projectmanagement experience. Full competence in health & safety legislation, blueprint reading, contract administration and operational budgeting. Advanced skills in Microsoft Office, Outlook and Excel. LEED GA or AP certification. Demonstrated leadership and vision in managing staff groups and major projects. Strong peoplemanagement skills, collaborative work style and ability to delegate effectively. Communication & Relationship Skills / Personal Character Traits Ability to communicate effectively and professionally, oral and written, at all levels; develop and sustain cooperative working relationships; mature, selfmotivated team player committed to personal growth and ethical integrity; strong industry relationships. Operational Risk Management Oversee policies and programs to mitigate loss from operational failure. Decision Making Skills Resolve problems using facts and sound reasoning to achieve goals through logical, strategic approaches. Energy Management Familiarity with energy management best practices and program requirements. Sustainability Experience in sustainability or environmental science; knowledge of Green building rating systems (LEEDEB, WELL, GRESB, BOMA Best); responsible for sustainable projects and performance measurement. Compensation The compensation range for the position is $102,000.00 $120,000.00 and may vary based on location, collective bargaining, market rates and qualifications.
