About the Role The Regional Manager, reporting to the Director of Operations, is responsible for the overall performance of a regional portfolio of multifamily residential properties. This role provides leadership across all aspects of operations, including leasing performance, building operations, capital execution, financial results, and resident experience. The Regional Manager is accountable for driving portfolio performance, developing high performing teams, and ensuring consistent execution of company standards across all communities within the region. The role oversees a large multifamily portfolio in Ontario and leads a team of employees across site and regional functions. The Regional Manager operates as a business leader within the region, balancing day-to-day operational execution with strategic oversight to achieve financial and performance targets. Responsibilities - Oversee day to day operations across all properties within the assigned region to ensure consistency, efficiency, and adherence to company standards - Conduct regular property inspections to assess performance, identify deficiencies, and ensure asset quality is maintained - Ensure maintenance and operational issues are identified early and addressed in a timely and effective manner - Establish and enforce standardized processes to support consistent execution across all sites - Collaborate with Asset Management to identify and execute value add opportunities, including renovations and repositioning strategies - Oversee contractor engagement, including scope development, bid review, approval, and execution oversight - Ensure all work is completed to standard and invoices are reviewed and approved appropriately - Support coordination of after-hours emergencies and provide escalation support as required - Drive leasing performance and maintain occupancy levels in line with portfolio targets - Monitor market conditions and ensure rental strategies are aligned with asset positioning and revenue objectives - Maintain working knowledge of applicable legislation, including the Residential Tenancies Act, Human Rights Code, and labour standards - Lead the preparation and management of annual operating and capital budgets across the regional portfolio - Accountable for achieving financial targets including revenue growth, expense control, and NOI performance - Review monthly operating statements and prepare variance analysis with clear action plans - Conduct monthly business reviews with managers, establishing accountability and performance commitments - Develop and execute performance improvement plans for underperforming assets - Ensure accurate and timely management of accounts payable processes, including Purchase Order and Invoicing compliance - Monitor vacancy, availability, and rental rate performance across the portfolio - Oversee rent collection processes and ensure appropriate action is taken on arrears - Ensure rent rolls, leasing data, and financial reporting are accurate and maintained - Review and approve leases and renewals in alignment with financial and operational objectives - Ensure compliance with all applicable housing laws, regulations, and internal policies - Lead and manage regional team members including Property Managers, Community Managers, Assistant Property Managers, and Regional Administrators - Provide indirect leadership and oversight to on site teams including Building Managers, Maintenance staff, and support roles - Oversee hiring, onboarding, training, and performance management across the region - Coach and mentor team members to drive accountability, performance, and professional development - Support team members in resolving operational challenges and removing barriers to performance - Foster a professional, collaborative, and performance driven team environment - Ensure teams provide timely, accurate, and complete information to internal departments as required - Promote a culture of ownership, accountability, and continuous improvement - Ensure a high standard of service, responsiveness, and support is delivered to residents across all properties - Maintain strong building standards and ensure site teams deliver consistent, professional service - Resolve escalated resident concerns in a timely and effective manner - Support retention through proactive management of resident experience and service delivery - Reinforce customer service standards across all teams and provide guidance where needed - Partner with Asset Management, Capital Projects, and Insuite teams to support execution of capital programs - Provide operational input into project planning, site readiness, and execution strategy - Monitor project progress and identify risks or issues impacting timelines or outcomes - Ensure alignment and communication across internal departments including Finance, Leasing, Marketing, Facilities, Resident Relations, IT, Human Resources, and Legal - Ensure timely and accurate reporting and communication across all stakeholders Qualifications - Business degree with a focus in real estate, finance, or related field preferred - Minimum 5 years of experience in a senior property management or regional leadership role - Proven track record of managing a multi property portfolio with strong financial and operational performance - Experience leading large, multi level teams across multiple locations - Strong knowledge of building operations, systems, and capital planning - Demonstrated ability to drive leasing performance and optimize revenue - Experience negotiating with contractors and vendors to achieve cost efficiencies - Strong knowledge of applicable legislation and regulatory requirements - Strong computer skills including Microsoft Office;
