Job Title Security & Life Safety Manager Job Description Summary The Security and Life Safety Manager is a senior position responsible for delivering all Security, Life Safety, OH&S, and security systems technical service and support to The CORE, a 2M sq ft mixeduse office/retail complex spanning three city blocks in Calgarys financial core. The primary objective is to protect the sites assets and provide security & life safety services to tenants, their employees, guests, customers and other site visitors. Job Description Key Job Responsibilities & Accountabilities Provide security management leadership to a team of 30+ inhouse and contract personnel. Proactively manage the security and life safety program using riskmanagement principles and data analysis for site risks. Develop, implement and maintain consistent security practices, policies and procedures for The CORE in response to those risks. Seek out and apply effective and costconscious programs, systems and resources to enhance C&W standard operating procedures through strategic initiatives. Provide direction to all inhouse and contract security staff through mentoring and teambuilding programmes to enhance expertise in various disciplines. Communicate clear job expectations, conduct performance reviews, counsel and coach employees, develop team cohesiveness, and make hiring, termination or transfer recommendations. Supervise contract service providers to ensure they supply the most qualified staff and uphold C&Ws commitment to outstanding service. Ensure the department provides the appropriate level of protection through security & life safety programmes. Ensure the security department in the assigned portfolio is managed safely and efficiently, in accordance with company policies and operational best practice. Training Responsibilities Maintain the departments training program to meet the needs of The CORE, tenants, other departments and guests; include security systems, procedures, warden training and fire drills. Establish a crosstraining programme among supervisory, field and thirdparty staff. Train all inhouse and thirdparty staff on all fire, life safety, OH&S and other security protocols and procedures as defined in standing orders and manuals. Maintain uptodate training records and introduce all thirdparty staff to a thorough sitespecific training regimen. Identify and introduce new and improved security procedures, protocols and systems to meet evolving threats. Ensure other departments and their personnel are trained in emergency response, life safety and evacuation procedures. Security Systems Administration Responsibilities Establish an administrative framework for the security systems network, including software maintenance, backups, checks, balances and routine tasks. Systems include: Security incident reporting and investigation system Access control system VSS system Intercom and parkade duress systems Fire alarm system Elevator help phones Emergency mass communication system Provide clear direction on proper procedures and controls for: Management and issuance of access cards and key control Changes to fire alarm or other security systems status Maintenance of all controlroom systems through service providers Upgrading systems to ensure maximum preparedness and the introduction of new systems as warranted General Administration Responsibilities Set operating standards, establish SOPs and keep them current. Generate effective working partnerships within the department and with other departments. Manage daytoday security issues. Provide guidance, coaching, training and supervisory support for supervisors and staff. Act as strategic liaison for tenants, service providers and outside emergency response agencies (Calgary Fire Department, BOMA Public Safety Committee, NESP, Calgary Police Service). Work within relevant legal parameters (Canadian Criminal Code, Occupational Health & Safety Act, Security Guard & Private Investigators Act, Alberta Fire Code, Occupiers Liability Act, etc.). Life Safety Responsibilities Establish and maintain inspection processes to meet fire and life safety code requirements; maintain a hardcopy file system for all inspection documentation. Liaise with auditors and inspectors to ensure internal standards meet or exceed requirements. Continuously review and improve critical incident response by conducting tabletop training, maintaining the Crisis Response Plan, and reviewing the Threat Assessment semiannually. Ensure corporate OH&S policies are adhered to by all departments and maintain full compliance with regulations. Expense Management Coordinate bidding and pricing, prepare and recommend vendors to senior management, issue purchase orders, confirm receipt of goods/services, provide competitive bidding, recommend selections, and analyse statistical data to assess property management objectives. Maintain quality and cost controls (evaluate performance, evaluate contract cost(s), create the security department budget, forecast expenses quarterly, and report variances). Freedom to Execute: Act Then Inform When immediate action is required, the Manager is authorized to protect safety, repair dangerous situations, purchase needed materials or supplies, and authorize contractors accordingly. Skills / Knowledge / Experience / Education Required Minimum Requirements Experienced security manager in commercial highrise and retail shopping mall environments. Certified Protection Professional, Physical Security Professional, Security Management Certificate or equivalent industry designation preferred. Emergency Management or Business Continuity Planning Certification. Diploma or higher in Security Management a bonus. Ten years experience in facility or corporate security, with five years in a managerial capacity. Two or more years retail shopping mall security experience. Experience managing uniformed contract security. Background in conducting risk assessments. Experience implementing a comprehensive security programme. Must hold or be willing to obtain a security licence. Core Competencies and Skills Proficiency with Microsoft Office (Word, Excel, PowerPoint, Adobe) and the Perspective reporting system. Experience administering IT systems, basic networking, and external security products (key control, VSS, access, fire alarm, monitoring). Understanding of the property management industry. Innovative and strategic thinker with strong problemsolving and decisionmaking skills. Certified trainer, coach and mentor for supervisory and operating staff. Excellent interpersonal and teamwork skills, willingness to engage tenants, contractors and consultants. Ability to multitask and prioritize projects under tight timelines. Welldeveloped time management and organisational skills. Experience with budgeting, forecasting and costcontrol measures. Selfmotivation and ability to work independently and as part of a team. High level of enthusiasm and willingness to learn and grow professionally. Strong verbal and written communication skills. History of data collection and analysis for problem solving and risk reduction. Willingness to accept additional responsibilities beyond specific duties listed. The compensation offered will depend on whether the position is covered by a collective bargaining agreement, the geographic area of work, market pay rates, and the candidates experience and qualifications.
