We are committed to building a professional, inclusive, and performance driven environment where team members are empowered to take ownership, develop their skills, and contribute to the success of the portfolio.About the RoleThe Project Manager, Capital Projects and Technical Services, reporting to the Director of Capital Expenditures, supports the execution and delivery of capital expenditures projects across the Hamilton multi-family portfolio. This role is responsible for coordinating multiple projects simultaneously, ensuring work is tracked, organized, and progressing in alignment with timelines, budgets, and construction standards. The Project Manager, Capital Projects and Technical Services works closely with internal teams and external vendors to support efficient project execution and minimize disruption to operations and residents.ResponsibilitiesManage the full lifecycle of capital projects including planning, budgeting, procurement, execution, and close-out. All projects take place within occupied multi-family buildings.Oversee building improvement initiatives such as parking garage restoration, building envelope repairs, mechanical system upgrades, suite creation projects, and common area enhancements.Coordinate and manage consultants, engineers, contractors, and vendors.Review drawings, specifications, and reports to ensure project scope and objectives are clearly defined and executed.Develop and maintain project schedules, budgets, and forecasts; track progress and provide regular reporting.Ensure compliance with applicable building codes, health and safety regulations, and company standards.Conduct site visits to monitor construction progress, quality of work, and adherence to safety protocols.Collaborate with property management teams to plan and communicate project timelines, resident impacts, and mitigation strategies.Manage tendering processes, evaluate bids, and negotiate contracts.Identify project risks and implement mitigation strategies.Review and approve invoices, change orders, and project documentation.Act as a point of contact for residents, providing clear and easy-to-understand explanations when technical information or clarification is needed.Health, Safety, and ComplianceSupport compliance with health and safety policies across all project sites.Ensure required documentation and safety requirements are in place prior to project start.Coordinate with contractors to ensure adherence to safety standards.Maintain awareness of applicable regulations and company policies.Qualifications5+ years of experience managing construction and capital projects within multi-residential or commercial real estate.Strong understanding of building systems, construction practices, and project management principles.Experience with structural restoration, parking garages, and occupied building environments is required.Post-secondary education in Construction Management, Engineering, Architecture is required.Professional designation (PMP, P.Eng, CET, or similar) is considered an asset.About Drake Property ManagementDrake Property Management is an equal opportunity employer committed to fostering an inclusive and accessible workplace.
