We work with clients to thoughtfully integrate their needs, branding a unique style to craft a well-designed, functional space that brings their vision into existence.What are we looking for?Were looking for a well-rounded Pre-Construction Manager with a strong background in both project delivery and estimation. You bring hands-on experience as a Project Manager and/or Estimator, with the ability to confidently lead budgets, timelines, and client relationships. Youre a clear and credible communicator who is comfortable in client-facing situations and represents the business with professionalism. Youre proficient in Procore and MS Project, and you operate with a high level of organization, attention to detail, and a solid understanding of commercial tenant improvement projects.What you will be doing:Lead all pre-construction activities, including site assessments, budgeting, estimating, and tenderingEnsure a seamless transition from pre-construction into executionSupport business development through early client meetings, site reviews, and risk assessmentsDevelop high-level budgets and schedules to support early-stage discussions and sales effortsAct as the primary client-facing lead during pre-construction, presenting strategies and recommendationsCollaborate with design teams to align scope and design with budgets, providing ongoing cost guidanceOwn the full tendering process, including trade package preparation, bid leveling, and client approvalsLead tender walkthroughs with trades and present final quotes to clients for sign-offBuild and maintain strong trade partner relationships while sourcing new vendorsContinuously improve pre-construction systems, SOPs, and workflowsImplement and manage systems across budgeting, tendering, scheduling, cost control, submittals, and RFIsDevelop procurement strategies to manage material and product lead timesSupport growth of the self-perform division within costing and execution strategiesManage and mentor junior team members supporting pre-construction deliverablesLead hiring, onboarding, and performance management within the pre-construction teamParticipate in leadership (L10) meetings and contribute to company strategyAttend regular cross-department meetings to align on pipeline, workload, and resourcingQualifications and Experience:Post-secondary degree or diploma construction management, construction technology, engineering, architecture, or similar (PMP certification is an asset)Strong construction background with a solid experience in estimationPrevious experience as a Project Manager and/or EstimatorStrong knowledge of building codes, mechanical systems, and commercial TI construction practices.Ability to read plans and specifications (elevations, sections, and details)Ability to handle multiple priorities through effective time management and organizational skillsExcellent client service and communication skills; ability to build trust and long-term relationships.Proficiency in project management software (e.g., Procore, MS Project, Bluebeam).Must be legally able to work in Canada, and on-site at our Vancouver officeMust have a valid BC Drivers License
