Job Description

The Construction Project Manager is responsible for managing the construction of the project from commencement to completion. This requires 10+ years of organizational, leadership, supervisory, and administrative skills in order to expedite the production of the project while ensuring control of cost, schedule, safety and quality.Note: This projectrequires weekly travel to Kingston, Ontario.Organizational Responsibilities:Work in close co-operation with the Site Superintendent through daily communication regarding the project. All queries that arise on the jobsite are to be resolved through the Project Manager.Obtain complete understanding of the Project Drawings, Specifications, Schedule, and Site Conditions, prior to starting work on the Project.Ensure absolute compliance with the project documents so that no variations occur without approval from the Owners Representative.Leadership Responsibilities:Provide leadership to parties involved with the construction process including the Site Superintendent and Sub-Contractors.Arrange and chair regular jobsite meetings with the Sub-Contractors, the Site Superintendent, the Design Consultants, and the Owners Representative.Meet with the Owners Representative on a regular basis to ensure open communication regarding the status of the Project. Involve the Owners Operations team in the project during the finishing stages to ensure a seamless transition as the Project moves from its Construction Stage to Occupancy.Strive for positive relationships with the authorities who have jurisdiction over the project by working in co-operation with them and complying with their requirements.Notify the SVP of Construction immediately if an Order to comply or a Stop Work Order is issued to the project by the Ministry of Labour or the Municipality.Supervisory Responsibilities:Provide regular supervision of jobsite to ensure compliance with the project design.Provide regular supervision of jobsite to ensure project progress is according to Project ScheduleProvide supervision of Trade Contractors work to ensure that the workmanship meets the upper level of industry standard for quality.Administrative Responsibilities:Record and maintain within Procore essential administrative requirements such as the regular Jobsite Meeting Minutes, Shop Drawing Control Records, Drawing Transmittal Records, Change Order Records, etc.Maintain documents within Procore provided by others, such as Project Drawings, Specifications, Change Directives (from design consultants), Change Orders, Shop Drawings, Directives by Regulatory Authorities, Material Delivery Slips etc.Circulate all required construction information such as Jobsite Meeting Minutes, Site Instructions (from design consultants), Change Orders, Drawing Revisions, etc. to Jobsite and all Sub-Contractors and Suppliers in a timely manor.Take the lead in contract award meetings with Sub-Contractors including preparation of Scope of Work lists.Expedite Shop Drawings and Change Orders in a timely manorEnsure that the project documents kept on the jobsite and in office are organized, complete, and maintained in good order for the use of the Site Superintendent.Changes to the project design after the Project Budget is established are to be recorded and priced on separate Change Order forms. These forms are then to be submitted and approved by the Owners Representative prior to the changes being implemented.Cost Control Responsibilities:Prior to commencing the Project, finalize the Project Budget (broken down by trade classification) from the quotations or contract commitments already reviewed and analyzed by the Estimating Department.Once approved by the EVP of Construction and Owners Representative, provide the Project Budget to the Accounting Department for entering into the Project Cost Report.Review all project invoices to ensure they are correct for Accuracy and Amount (work completed or supplied) and forward them to the accounting department for entering into project management software.Estimate the Anticipated Final Cost monthly for each classification in the Project Cost Report, taking into account any changes that have occurred, or are anticipated to occur in the future.Provide the Project Cost Report to the Owners Representative monthly after review and approval by the EVP of Construction.During construction of the project, diligently seek for alternative methods for simpler buildability and/or less costly materials to improve the efficiency of the project. Any proposed changes to improve the project efficiency are to be reviewed with theEVP of Construction and Owners Representative before submission to the Architect for approval.Orders for extra work or materials during construction, which are not included in initial Contracts, are to be controlled by Procore.Schedule Responsibilities:Prepare a detailed Project Schedule with input from the Site Superintendent, the Sub- Contractors, and the Material Suppliers, no later than one month after the Project Start Date.Monitor the Project Schedule continuously throughout the project to ensure the project maintains the scheduled completion date. If the project falls behind schedule, notify the Owners Representative immediately of the delay, if it appears impossible to make-up for the lost time.Pre-order and arrange for early delivery if necessary, to ensure delivery of time-sensitive materials that are critical to the Construction Schedule.Ensure that the Sub-Contractors and Material Suppliers are made aware of any revisions to the actual Project Schedule.Ensure that the Owner is made aware of any delay to the Project Schedule caused by unusual weather or Changes to the Project through the use of weekly, 3 week look ahead schedules.Safety Responsibilities:Provide support to the Superintendent to ensure safe working conditions on the jobsite.Implement a Safety Assurance Program which may include the employment of a Safety Consultant.Quality Responsibilities:Ensure that quality control systems are established and continuously monitored to permit the delivery of the best quality product and to minimize deficiencies.Ensure regular inspections by the project Design Consultants and CB Wilkinson supervisory staff to identify and correct deficient work as the project proceeds.Required Traits:Think on feetCritical thinkingRelationship buildingDemonstrated leadership
