Role Summary: The Assistant Manager-MEP Services is responsible for overseeing and managing the MEP Services for International Tech Park Hyderabad and will report to the Park/Senior Technical Manager. You will be effectively involved in planning, coordination, and execution of MEP services, monitoring deployment of technical resources by third party, adhering to building specifications, operation of fire and safety systems, industry standards and safety regulations.Job Responsibilities: 1. Technical Leadership, Planning and Coordination: Ownership of technical equipment and efficient functioning of all systems including but not limited to HVAC, elevators, DG sets, Fire Systems, Pump rooms, STPs, HSD Yards, LT electrical systems and plumbing systems. Identify the maintenance objectives of the buildings and incorporate those objectives into a documented plan that includes preventive, predictive and reactive maintenance procedures. Identify and resolve technical challenges related to MEP systems promptly. Ensure seamless integration of mechanical, electrical, and plumbing systems with overall building requirements. Plan Capex enhancement works (infrastructure upgrades, equipment replacements and building modifications) and planned Opex activities including but not limited to PPM, AMCs and manpower TCs. Involved in continual improvement of technical standards of the campus/ buildings and technical due diligence of upcoming projects. 2. Documentation & Statutory Compliances: Analyze and review MEP design drawings and specifications to identify potential issues and ensure compliance with government/ statutory guidelines. Initiate the process well in time to renew statutory requirements. Maintain sets of documents for drawings for all buildings and seek modifications/approvals as required from time to time. 3. Resource Allocation: Responsible for maintaining daily working standards and deploy technical manpower pursuant to the goals of the operation and the needs of the property. Ensure that engineering MEP staff is qualified and trained to perform the duties they are expected to carry out. Responsible for monitoring and approve attendance of staff. Ensure salaries are disbursed by the third-party provider to respective employees by 7th of every month. 4. Inventory Review stock levels of the required inventory of spares, stationery and diesel on site. Raise demand well in time to ensure adherence to laid down stocking norms. Ensure quarterly disposal of scrap as per laid down procedure. Maintain a close coordination with Contracts & Procurement Team in this regard. 5. Quality Control: Implement and oversee quality control processes to monitor the installation and performance of MEP systems. Conduct regular inspections to identify and address any technical deficiencies in systems. Compile and publish monthly CPE scores for all vendor partners. 6. Schedule Management: Take ownership of PR - PO – Payment- Retention Release cycle and monitor closely. Monitor progress and adjust schedules as necessary to ensure adherence and timelines for preventive maintenance. 7. Sustainability, Safety & Compliance: Conduct energy audits to evaluate energy use, costs, or conservation measures. Suggest innovative measures contributing towards organization sustainability goals. Monitor and renew/ obtain IGBC and other sustainability certifications for respective buildings. Identify safety hazards within the buildings and incorporate the remediation of such hazards to ensure that the building’s staff and tenant employees work in a safe environment. Be familiar with the portal for uploading compliance documents and ensure timeliness and accuracy. 8. Client and Stakeholder Communication: Maintain regular communication with tenants, vendors and other stakeholders. Preparation of tenant bill & CAM bills. Invoicing and billing of electricity and water consumption as per meter readings. Provide updates on project milestones and address any concerns or queries. 9. MIS/ Technology: Take ownership of all MIS related activities of PMD Hyderabad. Interact with Finance Team to prepare and update budget. Map the actual spend every month for all entities. Co-ordinate with Contracts & Procurement to prepare and update Capex and Opex trackers. Co-ordinate with PMD HQ for monthly reports and returns and act as SPOC for all MIS related activities. Interact with Central Digitisation team for Technology/ Digital projects.Prerequisites: Candidate should preferably be an Electrical/ Electronics/Mechanical Engineer having overall 8-15 years’ experience in MEP Services in Facilities/Property, with at least 5 years’ experience in Property Management. Should have a pleasant demeanor and excellent verbal and written communication skills. He should have experience in handling MIS and should be capable of compiling reports and returns on behalf of all Hyderabad Parks. Should be passionate about Technology/ Digitisation/ Automation. Should have intermediate or above knowledge of MS Excel and be interested in tools such as Power BI and ChatGPT, in addition to the core task of managing MEP services for International Tech Park.
