Position: Head/General Manager - MaintenanceJob Description:TheHead/GM - Maintenancewill be responsible for overseeing the entire maintenance and facilities management of IIHMR University. This role includes the upkeep of civil, mechanical, electrical, plumbing (MEP), and other infrastructure to ensure the efficient and uninterrupted operation of the university.Qualification: Master’s/Bachelor’s degree or diploma in Civil, Mechanical, Electrical, or related engineering fields.Required Skills: In-depth knowledge of MEP systems, HVAC, and building maintenance. Familiarity with energy management systems and relevant software tools. Expertise in handling large-scale maintenance operations. Ability to plan and prioritize tasks effectively. Strong leadership and team management abilities. Excellent problem-solving and decision-making skills. Strong communication and interpersonal skills.Required Experience:8 – 10 years of experience in maintenance and facilities management, preferably in an academic or institutional setup.Key Responsibilities: Plan, schedule, and oversee maintenance activities for civil, mechanical, electrical, and plumbing infrastructure. Ensure that all university facilities (classrooms, hostels, labs, offices, etc.) are maintained to the highest standards. Develop and implement preventive maintenance schedules for buildings, HVAC systems, electrical systems, and plumbing networks to minimize downtime. Manage day-to-day facility operations, including security, cleaning, landscaping, and waste management. Ensure compliance with health, safety, and environmental regulations. Supervise and guide the maintenance team, contractors, and service providers. Assign tasks, monitor performance, and ensure timely resolution of issues. Liaise with vendors and contractors for procurement, service agreements, and repair work. Evaluate vendor performance and negotiate contracts. Prepare and manage the maintenance department’s budget. Conduct Energy Audits as per statutory norms, analyse results, and implement energy-efficient solutions to reduce resource consumption. Optimize resource allocation to ensure cost-effective operations. Coordinate repair and renovation projects, including planning, execution, and quality assurance. Recommend infrastructure improvements to meet evolving university needs. Monitor and optimize energy consumption across the campus. Ensure the uninterrupted supply of utilities such as water, electricity, and waste disposal. Develop and implement protocols for emergency repairs and disaster preparedness. Respond promptly to maintenance emergencies, minimizing impact on university operations. Maintain detailed records of maintenance activities, equipment logs, and vendor contracts. Prepare periodic reports on maintenance status and its progress.
