The Land Acquisition and Joint Development AVP will play a pivotal role in driving the company’s growth by identifying, evaluating, and securing land parcels for development. This position requires a strong focus on networking, lead generation, negotiation, and closing land deals. The ideal candidate will possess a proven ability to navigate complex land transactions, maintain relationships with key stakeholders, and have a foundational understanding of legal due diligence.Key Responsibilities:- Networking and Lead Generation: Actively build and leverage a robust network of contacts within the real estate industry, including developers, institutional partners, Land Brokers, and government authorities, to generate leads for land acquisition opportunities. - Deal Negotiation and Closure: Lead negotiations with landowners, developers, and channel partners to secure land deals that align with the company’s strategic objectives. Demonstrate exceptional negotiation skills to close complex transactions efficiently. - Land Acquisition Strategy: Develop and implement strategic plans for land acquisition, focusing on high-potential areas that align with the company’s growth goals. - Market Research: Conduct comprehensive market analysis to identify valuable land parcels. Assess market trends, land values, Development feasibility, and legal considerations to inform acquisition decisions. - Legal Due Diligence: Well versed with legal due diligence process for land acquisitions, including title verification, regulatory compliance, and risk assessment. - Joint Development Ventures: Structure and manage joint development agreements with landowners and partners. Aware of all processes & challenges of a JD and has the ability to find alternatives advantageous for the company. - Regulatory Compliance: Oversee that all land acquisition and development activities comply with relevant local, state, and national regulations. - Stakeholder Management: Maintain and nurture relationships with key stakeholders, ensuring strong communication and collaboration throughout the land acquisition process. - Feasibility Assessment: Evaluate the feasibility of proposed land acquisitions, including potential return on investment and suitability for various types of development. - Project Management: Manage the entire process of land acquisition and joint development, from initial lead generation to final deal closure, ensuring projects get started on time. - Risk Management: Identify potential risks in land acquisition and development projects and implement strategies to mitigate these risks effectively.Qualifications:- Educational Background: Bachelor's or Master's degree in Real Estate, Urban Planning, Business Administration, Law, or a related field.Experience:- Minimum of 15yrs years of experience in land acquisition, real estate development, or related fields. - Proven track record of successfully closing significant land deals and managing joint development projects.Technical Skills:- Strong understanding of land acquisition processes, market analysis, Development feasibility knowhow & fair understanding of legal frameworks, and regulatory compliance. - Expertise in Initial land title assessment, feasibility studies, and project management.Negotiation Skills:- Exceptional negotiation abilities, with a focus on closing complex land deals and joint development agreements. - Networking: Extensive network of industry contacts, including developers, institutional partners, and government authorities, with proven ability to generate leads and close deals. - Analytical Ability: Strong analytical skills to assess land potential, market trends, and financial feasibility. - Communication Skills: Excellent communication and interpersonal skills, with the ability to influence and engage stakeholders at all levels.Preferred Experience:- Real Estate Developers: Experience in closing land deals with leading real estate developers. - Institutional Channel Partners: Experience working with institutional partners for land transactions. - Domestic Channel Partners: Proven experience in collaborating with domestic partners on land acquisition and joint development projects. - Regional Expertise: In-depth knowledge of the Bengaluru real estate market and its regulatory environment.
