JOB TITLE: Senior Real Estate Underwriter (Private/Hard Money Focus) ⏰ HOURS: Full-Time | 10 AM – 7 PM EST (Monday–Friday) LOCATION: Remote. COMPENSATION: Salary + Performance Bonuses | Growth Path for Top Performers WHO WE ARE: We’re a fast-moving real estate investment firm that acquires off-market single-family and small multifamily properties across the U.S. Our team makes all-cash offers and closes deals in 15–30 days using hard money lenders — which means our numbers have to be exact, fast, and profitable. This is where you come in. THE ROLE: We’re hiring a sharp, experienced underwriter to work directly with our sales closers — behind the scenes — delivering accurate, justified offer recommendations in real time. You’ll analyze deals, pull comps, calculate costs, and determine max allowable offers using real-world investor logic. Your job is to support the closers so they can negotiate and win deals fast. NO SALES. NO TALKING TO SELLERS. Just spreadsheets, comps, and deal logic — if that’s your zone, this is your role. RESPONSIBILITIES: Underwrite residential (SFR) and small multifamily investment properties Deliver Rapid Underwrites (10–15 min) for live seller calls Complete Full Underwrites (≤30 min) including comps, ARV, repair budgets, capital costs, and risk Justify every offer — explain exactly why our number makes sense based on data Pull comps from MLS, PropStream, BatchLeads, Zillow, Redfin When comps are unclear, escalate by contacting agents or data sources (rarely) Factor in all key variables: rehab costs, capital costs, eviction risks, market volatility, resale timelines Operate inside Google Sheets, Follow Up Boss (CRM), Discord (for internal comms) Join huddles or quick meetings with closers as needed to clarify or defend underwriting Help improve internal systems and build repeatable underwriting SOPs ✅ REQUIREMENTS: 3+ years experience underwriting for a hard money lender, private lender, RE fund, or licensed appraiser Deep knowledge of LTV, ARV, DSCR, ROI, holding/rehab cost structures Expert-level spreadsheet skills — this is a numbers-first job Comfortable using MLS, PropStream, BatchLeads, Zillow, and more Must be available and responsive throughout your entire shift (10 AM – 7 PM EST) Must be comfortable joining internal Zoom/Discord meetings when needed Must be extremely detail-oriented, accountable, and results-driven Strong written communication — your comps and logic must be clear to the team Fluent in English PERFORMANCE TARGETS: Rapid Underwrite Completion (≤15 minutes) Full Underwrite Completion (≤30 minutes) Accuracy of ARV and Offer Logic Sales Team Satisfaction Score Volume of Underwrites Completed Internal SLA Compliance END GOAL: Help our closers make accurate cash offers that result in profitable, fundable deals using hard money lenders.
