Senior Technical Advisor to Managing Director (Independent Technical Verifier – Design, Quality & Execution) Location: Hyderabad, India (On-Site) Reporting To: Managing Director Role Type: - High-Level Individual Contributor (IC) with technical authority across all departments. - No team management responsibility, but full autonomy to coordinate with design, execution, and consultant teams. Purpose of the Role: This is a strategic and hands-on technical role, created to act as the Managing Director’s technical representative across all construction projects. The role is responsible for verifying technical correctness, ensuring design adherence, auditing execution quality, and identifying risks or inefficiencies in construction. The individual will not be responsible for daily project or people management, but will be empowered to audit, intervene, and coordinate with all technical and site teams on behalf of the MD. Key Responsibilities: 1. Design and Drawing Validation - Review all architectural, structural, MEP, and landscape drawings in detail. - Ensure technical feasibility, inter-disciplinary coordination, and alignment with design intent and site conditions. - Identify design flaws, overdesign, or detailing that may cause execution problems or cost inflation. - Recommend corrections to consultants and internal teams, and verify that updated drawings are implemented. 2. Technical Oversight at Site - Conduct regular technical site visits and audits to verify execution against drawings and specifications. - Ensure structural works, MEP installation, finishing, and waterproofing are being done as per standards and detailing. - Identify deviations, unapproved changes, or technically incorrect practices and raise them to the MD and relevant teams. 3. Quantity & Cost Optimization Review - Independently verify the quantities submitted by QS and planning teams for structural, civil, finishing, and MEP works. - Identify areas of material wastage, overestimation, or inefficiency. - Suggest alternative materials or design adjustments that optimize cost without compromising quality. 4. Root Cause Analysis of Site Issues - ndependently investigate and document recurring or critical technical issues at project sites including but not limited to: honeycombing in columns, beams, or slabs due to poor compaction or shuttering, structural cracks caused by differential settlement, thermal expansion, rebar misalignment, or inadequate curing, seepage or leakage from bathrooms, terraces, sunken slabs, water tanks, or expansion joints due to improper waterproofing or detailing, water pressure failure in pipelines due to poor gradient design, airlocks, faulty pump selection, or improper pressure balancing, water ingress into basements or podiums from retaining walls, construction joints, or subsoil due to failure in raft slab waterproofing, diaphragm walls, or drainage systems, rising dampness through walls due to capillary action or non-functional DPC layers, plaster debonding due to poor substrate preparation or use of untested bonding agents, rusting or exposed reinforcement due to cover failure or water retention, and flooring undulations or tile popping caused by poor bedding or thermal movement. - Develop technically sound, root-cause-based reports for each issue, recommend rectification methods with supporting standards or field tests, and suggest preventive strategies to eliminate recurrence in future phases or projects. 5. Quality of Material and Workmanship - Audit the quality of materials delivered and used at site — including concrete, steel, plumbing/electrical materials, waterproofing membranes, tiles, and finishes. - Evaluate workmanship in areas such as shuttering, concreting, masonry, plastering, tiling, and MEP installation. - Highlight deficiencies with photo documentation, severity level, and suggested action points. - Monitor the effectiveness of corrective actions taken. 6. Cross-Functional Technical Coordination - Actively coordinate with architects, structural consultants, MEP consultants, site engineers, planning and procurement teams to resolve technical conflicts or gaps. - Participate in technical discussions with consultants and internal teams to ensure alignment of design and execution. 7. Innovation and Value Engineering - Suggest new technologies, construction methods, or materials that improve performance, speed, cost-efficiency, or aesthetics. - Provide inputs on façade design, elevation treatment, and landscape integration to achieve a premium and cohesive look. - Ensure that innovation does not compromise structural safety, serviceability, or long-term maintenance. 8. Independent Reporting to MD - Submit weekly reports and exception summaries directly to the Managing Director. - Provide insights on technical risks, cost-saving opportunities, quality issues, and gaps in drawing coordination. - Support the MD in strategic technical decision-making and act as the first line of defense against future site issues. Qualifications: - B.E. / B.Tech in Civil Engineering (mandatory) - M.Tech in Structures / Construction Management (preferred) - Certifications in Project Management (PMP), Quality Assurance (QA/QC), or Green Building (IGBC/LEED) will be an advantage Experience: - 15–20 years of hands-on experience in construction execution, quality control, and design coordination - Must have a proven track record in identifying and resolving technical problems across disciplines - Prior experience in both execution and consultant coordination is essential -Key Competencies: - Deep understanding of RCC, waterproofing, plumbing systems, electrical design, HVAC, and finishing - Strong ability to read and interpret detailed drawings across all disciplines - High technical integrity, attention to detail, and problem-solving ability - Ability to independently evaluate, escalate, and communicate critical site issues - Comfortable interacting with consultants, engineers, and vendors across hierarchy levels - Trustworthy, unbiased, and committed to quality and long-term project value Compensation: - Best in industry, aligned with expertise and experience
