Enable smarter expansion, structurally superior rental economics, red-flag elimination, and floor-wise occupancy cost improvement. Convert deep competitive and market intelligence into decisive business actions while building influential relationships with developers and high-impact landlords across the country.Key ResponsibilitiesMarket Intelligence & Supply Strategy- Build and continuously update India supply intelligence - rent trends, escalations, vacancy, infrastructure shifts & developer pipelines. - Validate commercials Vs Agreed rentals, ensuring feasibility-based decisioning. - Identify priority micro-markets and red-flag zones using analytics & benchmarking. - Lead competitive rental benchmarking across clusters and formats.Commercial Optimization & Governance- Deliver strong commercial efficiency across the portfolio: - Negotiations on renewals, escalations & deposits - Escalation resets and leakage elimination - Standard leasing constructs city-wise via a Commercial Playbook - Quarterly governance review of Occupancy Cost Index & commercial exposure. - Build compliance-aligned expansion strategy factoring OC / COA approval risks & city-wise regulatory dependencies to protect cost and timelines.Landlord Partnership Management- Develop & manage strategic partnerships with key landlords, malls & developers. - Ensure preferential commercial terms, faster approvals & asset pipeline visibility. - Lead a Landlord Efficiency Program: scorecards, risk governance & issue resolution. - Act as primary business interface for escalations, disputes & commercial alignment.Competitive Intelligence- Monitor competitor network scale-up, rental changes & market share impact. - Publish a Monthly C-Suite Insights Report with actionable market signals. - Provide real-time alerts for defensive or opportunity-driven moves.Leadership, Reporting & Enablement- Create enterprise-grade dashboards: - Occupancy Cost Analytics - Rental Movement Forecasts (YoY) - Profitability Heatmaps - Approval & compliance monitoring - Enable decision governance with Finance, Legal & Expansion CoE.Success Metrics (KPIs)- Occupancy Cost improvement across portfolio - Savings delivered through renegotiations - Reduction in commercial risk exposure & approvals-related delays - Landlord efficiency & preferential terms gained - Competitive advantage via market insight velocity - Senior stakeholder satisfaction on visibility & strategic alignmentKey Skills & Experience- 15–20 years in core commercial real estate (Retail / Warehousing focus). - Proven commercial negotiation capability with developers & IPC ecosystem. - Strong judgement on rent-to-revenue & site viability economics. - Experience managing multi-city regulatory and compliance dependencies. - Advanced competency in dashboards, benchmarking & analytics-driven reporting. - High influence capability with C-level & external stakeholders. - Willingness to travel extensively for commercial reviews & market evaluations.
