Key Responsibilities: Scout potential business opportunities for land transactions, joint venture (JV) / joint development agreement (JDA) structures, and project funding for stressed projects. Perform feasibility studies through site evaluation and financial analysis. Prepare feasibilities, and connect with potential developers. Conduct technical and legal due diligence of potential proposals. Network with developers and landowners for mergers, acquisitions, and structured deals. Monitor market activities, including property deals, pricing, value, and trends. Network with independent property consultants (IPCs) and channel partners to create a pipeline of databases. Monitor changes in laws and regulations related to Development Control Regulations (DCRs). Other Scope: Determine minimum cost required until obtaining permissions such as Intimation of Disapproval (IOD), Commencement Certificate (CC), and Full Occupancy Certificate (FOC) to present project dynamics from a developer’s perspective. Conduct due diligence of property documents for clear marketable title and cross-verify online mediums. Understand landowner expectations and structure JV/JDA terms or Development Management Fee (DMF) model alternatively. Evaluate proposals as per various schemes of Development Control and Promotion Regulations (DCPR) and provide a comparative statement for management decisions.
