Position:Project Head – Real Estate Division Company:Marutinandan Smart Spaces Pvt. Ltd. Location:Ahmedabad Reporting To:Promoters / Board of DirectorsRole Overview Marutinandan Smart Spaces Pvt. Ltd. is seeking ahands-on, execution-driven Project Headto lead and deliver the real estate division withcomplete end-to-end ownership . The COO will act as thesingle-point leaderresponsible for theentire project lifecycle— from conceptualization, planning, approvals, finance coordination, construction execution, marketing, sales, collections, and final delivery — withfull P&L accountability . This role requires a strong leader who can integrateplanning, execution, sales, finance control, and compliance , ensuring timely delivery, cost discipline, strong sales performance, and sustainable profitability while building robust teams and systems.Key Responsibilities & Scope of Work 1. Project Conceptualization & Planning Define the project vision, product mix, unit configuration, and phase-wise development strategy in line with the Managing Director (MD). Conduct market feasibility studies, demand assessments, and pricing benchmarks, and submit recommendations to the MD for review and approval. Finalize master planning, architectural concepts, and engineering designs in consultation with and approval of the MD. Prepare, own, and execute detailed project execution schedules and delivery milestones in line with the MD-approved plan. 2. Finance, Cash Flow & P&L Ownership Full P&L ownership for the project and real estate operations Prepare, control, and monitor project budgets, cost estimates, and capex planning Manage cash flows, collections, receivables, and working capital cycles Drive cost optimization and value engineering without compromising quality or timelines Track financial performance against targets and take corrective actions 3. Statutory Approvals, Liaisoning & Compliance Lead all statutory approvals and government liaisoning, including: RERA registration and ongoing compliance NA permissions, development approvals, and local authority sanctions Environmental, fire, airport, and utility NOCs (as applicable) Coordinate with town planning authorities, municipal corporations, and government departments Ensure full legal, regulatory, and statutory compliance throughout the project lifecycle 4. Project Development & Construction Execution Oversee end-to-end project execution from excavation to completion Appoint and manage architects, consultants, PMCs, contractors, and vendors Monitor construction quality, safety standards, productivity, and timelines Ensure adherence to approved designs, budgets, and delivery commitments Resolve on-site execution challenges with speed and accountability 5. Marketing Strategy & Brand Positioning Define overall branding, positioning, and launch strategy for the project Approve marketing budgets, campaign plans, and promotional activities Align marketing communication with target customer segments and pricing strategy Ensure strong site visibility, footfalls, and lead generation 6. Sales Leadership & Revenue Management Own sales strategy, pricing decisions, inventory planning, and absorption targets Build, lead, and manage in-house sales teams and channel partner networks Monitor sales pipeline, conversions, booking velocity, and collections Approve sales schemes, offers, and incentives aligned with cash flow needs Ensure timely documentation, agreements, and customer onboarding 7. Quality Control, Delivery & Customer Experience Ensure construction quality as per approved specifications and brand promise Oversee material standards, workmanship, and finishing benchmarks Plan and execute timely handovers, possessions, and customer communication Address snags, defects, and post-handover issues efficiently 8. Cross-Functional Leadership & Team Building Recruit, lead, and mentor multidisciplinary teams across: Projects & Engineering Finance & Accounts Sales & Marketing Legal & Liaisoning CRM & Operations Establish SOPs, MIS systems, dashboards, and reporting structures Drive a performance-oriented culture with accountability and execution discipline 9. Risk Management & Decision-Making Identify and mitigate project, financial, regulatory, and market risks Take timely, data-driven decisions to prevent delays, cost overruns, or revenue loss Balance speed, quality, compliance, and profitability 10. Promoter & Stakeholder Coordination Act as the primary interface with promoters, board members, and key stakeholders Present regular MIS, progress updates, and financial reports Ensure alignment with promoter vision and long-term organizational goalsDesired Candidate Profile Experience 12–15+ years of experience in real estate development with senior leadership experience of at least 3-5 years Proven track record of independently handling₹500 Cr+ residential/commercial projects Strong exposure toend-to-end project lifecycle , not siloed functions Prior experience with large integrated schemes / townships preferred Skills & Competencies Deep understanding of construction, planning, finance, sales, and marketing Strong liaisoning and approval-handling capability Excellent P&L, cash flow, and cost control expertise Leadership skills to manage large teams and multiple stakeholders High ownership mindset with execution-first approachKey Performance Indicators (KPIs) Project delivery as per committed timelines Sales velocity, collections, and revenue targets Cost control and margin achievement Statutory compliance and approval timelines Customer satisfaction and delivery qualityWhy Join Marutinandan Smart Spaces Pvt.
