Job Description: We are looking for an Asset Management Manager to oversee and enhance our Commercial real estate portfolio across key cities & Residential development in Bangalore. This managerial role will focus on tenant/ developer relations, property management, capital expenditure oversight and compliance ensuring the highest standards of performance and operational efficiency. The ideal candidate will bring a blend of strategic thinking, creative problem-solving, and exceptional interpersonal skills. Key Responsibilities: Tenant Management: · Relationship Building: Meet with tenant representatives, including HR and CFOs, at least once a quarter to maintain and strengthen relationships. · Communication: Regularly engage with tenants to address their needs and issues, particularly during challenging times. · Engagement Programs: Develop and implement tenant engagement programs in collaboration with the marketing and communication teams. · Rental Follow-Up: Oversee rental payments and manage all communications related to lease agreements. Property Management: · Site Visits: Conduct frequent visits to properties across India, maintaining detailed quality reports on facility management and property upkeep. Also, assist in investor site visits. · Coordination: Work closely with developers and facility managers to ensure tasks are executed effectively and efficiently. · Budget Management: Scrutinize and manage repair budgets, ensuring execution within approved financial parameters. · Incident Reporting: Report any misuse or unwarranted activities in the properties to senior management promptly. Lease Management: · Lease Compliance: Ensure that lease terms are adhered to throughout the lease duration. · Timely Payments: Monitor rent payments, maintenance fees, and property taxes to ensure they are paid on time. · Renewals & Renegotiations: Track lease expirations and notify management of upcoming renewals or renegotiations at least six months in advance. · Market Tracking: Keep informed about lease terms in the surrounding building and micro-market to stay competitive. · Leasing Coordination: Collaborate with the leasing team for new tenant placements and negotiate new leases as needed. · Internal Communication: Keep the internal team updated on any changes or amendments to lease agreements. Financial Acumen: · Understanding of financial modelling wrt IRRs, ROIs, Budget, Structuring, NERs etc Liasoning: · Liasoning with external agents to get govt/ statutory work done; develop expertise on local prevailing norm and work with Architects/ PMCs/ Liasoning consultants to enable project compliance, new project feasibility and project completion Additional Responsibilities: · Capex Oversight: Manage capital expenditure projects, ensuring alignment with strategic goals and adherence to budget. · Compliance: Ensure all properties comply with local statutory norms and regulations, staying updated on legislative changes. · Tracking & Reporting: Implement tracking systems for asset performance and capex projects, preparing regular reports for senior management. · Stakeholder Management: Build and maintain strong relationships with stakeholders, including tenants, service providers, and local authorities. · City Development Plans/ Architectural Drawings: Study and interpret city development plans/ Architectural Drawings to identify opportunities and impacts on assets. · Inter-Departmental Coordination: Work effectively with finance, legal, and operations teams to ensure cohesive asset management practices. · Creative Solutions: Employ a holistic and assertive approach to problem-solving and strategic planning. · Team Collaboration: Contribute to a collaborative team environment, supporting team members and working towards common goals. Qualifications: · Experience: Minimum of 5-7 years of experience in commercial real estate asset management or a related field. · Education: B.Tech (Civil) + Master’s in Real Estate/ Business Administration or related field preferred. · Fluency in Kannada will be helpful
