The role supports the General Manager and assumes full operational responsibility in their absence.Key Responsibility Areas:Maintains the Management office and control day-to-day operations of the site.Maintain an effective command for overall management of staff as per the organisational chartProcesses invoices for management approval pertaining to departments under him.Track the AMC/Warranty/Defect Liability Period- HVAC, DG, BMS, CCTV contracts, maintenance calls, etc. and emergency projectsManages critical relationships with client, tenants, and key vendorsAssists with all scheduling activities, including all tenant moves, lobby events, freight elevator scheduling, plant rotations, and any vendor activities, which affect tenants (window washing, elevator maintenance, etc.) Coordinates maintenance efforts with outside contractorsResponds quickly to emergency situationsCoordinate all building fire/life safety drills/seminars Promotes and fosters positive relationships with tenants and owners.Monitors SLAs/ KPIs for performance.Provide necessary business controls.In the absence of GM operations, take charge of his duties.Must Have Requirements:Leadership :Direct facility teams to work in an effective manner.Communication :Healthy relation with all tenants.Excellent communication with peers, staffs.Qualification & Experience:A bachelor’s degree / MBA with 5-7 yrs. Experience in Management industry.Ability to prepare and present accurate and reliable reports containing findings and recommendations.
