The candidate should be comfortable multitasking and working cross-functionally with different business units. The ideal candidate should have previous experience in Residential HOTO projects or related Industry.Roles and responsibilities:Pre-Handover Phase (Due Diligence & Planning)Asset Inspection & Auditing: Conduct comprehensive site inspections to verify that all assets (Electrical, Plumbing, Elevators) match the /"as-built/" drawings and are in good working condition.Defect Liability Management: Identify and document construction defects, incomplete works, and snag lists, ensuring they are rectified by the developer before final takeover.Documentation Review: Compile and review technical manuals, maintenance schedules, warranty documents, and licenses required for operation.Transition Plan Development: Create a detailed, milestone-driven transition plan, including timelines, resources, and risk management strategies. Operational Mobilization (Setting Up)Vendor Management: Identify, tender, and appoint service providers (e.g., security, cleaning, housekeeping, pest control) and manage contract negotiations.Standard Operating Procedures (SOPs): Develop site-specific SOPs, safety procedures, and emergency response plans (fire, power failure, elevator entrapment).3.Transition & Handover ExecutionPhysical Handover (HOTO): Lead the formal /"Handing Over & Taking Over/" (HOTO) of all equipment and assets from the construction team to the FM teamStakeholder Coordination: Act as the primary point of contact between the developers, contractors, client board members, and, in some cases, early residents.Post-Handover (Stabilization & Support)Early Life Support (ELS): Provide hands-on management for the first few weeks or months to stabilize operations and immediately address initial resident complaints or system failuresFinal Documentation & Sign-off: Ensure 100% compliance with legal and statutory requirements and obtain official sign-offs from the client. Key Competencies & SkillsEducation: BE /Diploma in Electrical Engineering.Technical Knowledge: Understanding of Electrical systems, and building MEP.Project Management: Proficiency in MS Project/scheduling tools.Communication: Ability to manage relations with developers and anxious residents.Problem-Solving: Strong capability to resolve issues quickly under pressure.
