REPORTING Reports to: VP – EngineeringLOCATION Project Site (Single project initially; potential to handle multiple projects based on performance)ROLE PURPOSE You will manage internal handover, snag rectification, verification, and post-handover technical issue resolution for high-rise residential projects. You will ensure defect-free handover and timely closure of customer technical issues related to civil works.CORE RESPONSIBILITIES Handover Planning & Execution • Plan and manage internal handover of flats and common areas • Ensure units are ready for handover through systematic inspections • Coordinate with site teams to close all snags before handover Snag Identification & Rectification • Conduct detailed snag inspections covering civil, finishes, structural elements, and services • Approve rectification methods and timelines • Track snag closure and ensure no repeat defects Post-Handover Customer Issue Resolution • Handle post-handover customer issues related to civil, structural, and elemental works • Interact directly with customers to understand issues and explain solutions • Ensure timely and professional closure of customer complaints Quality Verification & Control • Verify quality of rectification works before final closure • Ensure works meet approved drawings, specifications, and safety standards Coordination & Reporting • Coordinate with construction, QA/QC, MEP, and CRM teams • Coordinate handover documentation and checklists • Track and report KPIs such as snag closure time, repeat issues, and customer satisfactionEXPERIENCE & QUALIFICATIONS • 8–10 years of mandatory site execution experience in high-rise residential projects • Strong hands-on experience in handover snags, rectifications, and verification • Proven exposure to post-handover customer interaction and technical issue resolution • Ability to approve rectification methods and timelines independently • Excellent communication and coordination skillsEXECUTION EXPECTATIONS • Ensure defect-free handover of units and common areas • Close technical issues quickly and prevent repeat complaints • Maintain professional communication with customers at all times
