Job Summary: We are seeking an experienced and highly skilled Facilities Manager to oversee the construction of a new building and manage various technical and supervisory aspects of the project. The Facility Manager will be responsible for supervising construction activities, engaging in technical discussions with architects and interior design companies, conducting technical and commercial comparisons for Mechanical, Electrical, and Plumbing (MEP) items, studying interior fitouts and the latest electronic gadgets, identifying vendors, and managing building maintenance. The role also involves site supervision and ensuring adherence to defined technical specifications.Key Responsibilities:Construction Supervision: Oversee and manage all aspects of the construction project from inception to completion. Monitor construction activities to ensure compliance with building codes, safety regulations, and project specifications. Coordinate with contractors, subcontractors, and site workers to ensure timely completion of tasks.Technical Discussions: Collaborate with architects, interior designers, and consultants to review and discuss technical aspects of the project. Provide input and feedback on architectural and interior design plans, ensuring they meet project requirements and standards.Technical and Commercial Comparisons: Conduct thorough technical evaluations and comparisons of various bought-out items for MEP systems. Analyze product specifications, quality, and cost to make informed recommendations for procurement. Identify potential vendors, assess their offerings, and conduct technical and commercial comparisons for management decision-making.Interior Fit-outs and Electronics: Study and stay updated on the latest trends and advancements in interior fit-outs and electronic gadgets. Evaluate and recommend interior materials, finishes, and electronic systems that align with the project’s design and functionality goals.Building Maintenance [co-ordinating with maintenance agency]: Take responsibility for the maintenance of the building once construction is completed. Develop and implement maintenance schedules, procedures, and protocols to ensure the facility remains in optimal condition.Site Supervision: Regularly inspect the construction site to monitor progress and ensure work is being executed according to approved plans and specifications. Identify and report any deviations or discrepancies from the defined technical specifications and take corrective actions as necessary.Documentation and Reporting: Maintain accurate records of construction activities, technical discussions, procurement processes, and maintenance schedules. Prepare and submit regular progress reports to senior management and stakeholders.Quality Assurance: Implement and enforce quality control measures to ensure high standards of construction and installation. Coordinate with quality assurance teams to conduct inspections and tests on MEP systems and interior fit-outs.Health and Safety: Ensure all construction activities adhere to health and safety regulations and company policies. Conduct regular safety audits and provide training to site personnel on safe working practices.Qualifications and Skills: Bachelor’s degree in civil engineering, Construction Management, or a related field. Minimum of 7 years of experience in construction supervision, facility management, or a related role. Strong knowledge of construction processes, building codes, and safety regulations. Excellent technical understanding of MEP systems, interior fitouts, and electronic gadgets. Proven ability to conduct technical and commercial evaluations and comparisons. Strong organizational and project management skills. Excellent communication and interpersonal skills. Proficiency in construction management software and tools. Ability to work independently and as part of a team. Willingness to take responsibility for building maintenance.
