Job Purpose Lead the procurement team in the delivery of the organizational sustainability goals while ensuring robust procurement processes and fiscal discipline across Embassy REIT tech parks.Key responsibilities: Procurement Strategy Manage procurement portfolio across 13 IT Parks (50 Mn SFT). • Lead procurement strategy for IFM, utilities, consumables, AMC, and manpower services across India. • Drive digital procurement transformation and sustainability initiatives in alignment with ESG targets. • Key Achievements: o Established standardized procurement governance across sites. o Achieved cost efficiencies and timely release of annual POs before fiscal close. o Supported ESG and sustainability goals through supplier compliance and audits. Manage the team of 7-10 team size under procurement. Develop and implement procurement strategies to ensure cost-effectiveness, timely delivery, and quality of goods/services for property management. Analyze market trends and conditions to identify potential suppliers and competitive pricing. Vendor Management: Identify, evaluate, and onboard vendors, suppliers, and contractors for various property services, including maintenance, repairs, security, landscaping, and more. Maintain strong relationships with key vendors and service providers, ensuring compliance with service agreements and quality standards. Conduct regular performance evaluations of vendors and suppliers. Contract Negotiation: Negotiate favorable terms and pricing with suppliers and service providers, focusing on maximizing value while maintaining service quality. Manage contract renewals, extensions, and terminations as required. Inventory and Supply Chain Management: Oversee the timely procurement and delivery of materials, equipment, and services for property maintenance, ensuring minimum stock levels are maintained. Collaborate with the operations and maintenance teams to forecast procurement needs. Budget Management: Monitor and manage procurement budgets, ensuring adherence to financial goals and cost-saving targets. Track expenditures and maintain accurate financial records related to procurement. Compliance and Risk Management: Ensure all procurement activities comply with company policies, legal regulations, and ethical standards. Assess and mitigate risks associated with procurement and supplier agreements. Reporting and Analysis: Prepare regular reports on procurement activities, including cost analysis, supplier performance, and procurement forecasts. Provide insights and recommendations to senior management for continuous improvement in procurement processes.Key Performance Measures: Strong negotiation and contract management skills. Excellent understanding of procurement processes, vendor management, and inventory control. Analytical mindset with strong attention to detail and financial acumen. Proficient in procurement software and tools (e.g., SAP, Oracle, or similar systems). Excellent communication and interpersonal skills.
