Job Title Design Coordinator cum Planner – Residential Apartment Project Location Bangalore, Karnataka Project Type High-rise / Mid-rise Residential Apartment Project (Basements + Podium/Stilt + Towers)Role Summary The Civil Design Coordinator cum Planner will be responsible forcoordinating all civil and allied design disciplinesandplanning, scheduling, and monitoring project timelinesto ensure timely approvals, constructability, statutory compliance, and adherence to cost, quality, and safety standards. This role acts as alink between consultants, site execution team, PMC, and management , ensuring design intent is translated accurately into execution through robust planning and monitoring.Key Responsibilities A. Design Coordination Coordinate and managestructural, architectural, sustainable and MEP design consultants . Review drawings forconstructability, value engineeringandcoordinationacross disciplines. Ensuretimely issue of GFC (Good for Construction) drawingsaligned with tender and construction schedules. Identify and resolvedesign clashes, discrepancies, and ambiguitiesbefore site execution. ·Support and check: oArea statements and BUA reconciliation oCost plans aligned with design developmentB. Budget Preparation & Cost Monitoring ·Preparepreliminary project budgetingduring concept andProject cost estimatesfor various cost heads during schematic stages. ·Prepare and monitorCash flow schedulealigned with construction schedule. ·Monitorcost impact of design changes , specifications upgrades, and statutory requirements. ·Trackbudget vs. estimated vs. awarded costsand flag deviations.C. Tendering, BOQ & Contract CoordinationSupport floating of tenders as per schedule ·Coordinate with Procurement and review oftender drawings, BOQs, technical specifications, and scope documents . ·Support floating of tenders as per schedule ·Participate inpre-bid meetingsand respond to technical queries in coordination with consultants. ·Assist intechnical evaluation and comparative statementsfor tenders. ·Coordinate with QS/Procurement forscope clarity, exclusions, and risk identification . ·Ensure alignment betweentender scope, design intent, and construction planning .D. Planning & Scheduling Prepare and maintaindetailed project schedules(Master Schedule, Look-ahead Plans). Developbaseline construction programsusing Primavera / MS Project. Integratedesign deliverables, approvals, procurement, and construction activitiesinto the master plan. Monitor project progress against baseline and highlightslippages and recovery actions . Preparecatch-up and mitigation plansfor delays due to design, approvals, or site constraints. Coordinate with procurement team to alignlong-lead itemswith construction schedule.E. Progress Monitoring & Execution Support Support site team withdesign clarifications method statements, mock-upsand technical inputs . Monitorcritical path activitiesand key milestones. Coordinate forcustomer modification drawings,prepare modification cost and time impacts. Conductcoordination meetingswith consultants and site teams and issue MOMs. Support management withMIS, cost variance analysis, and forecast reports . Ensure properhandover documentationandas-built drawingsat completion.Software & Tools Primavera / MS Project AutoCAD (mandatory), basic knowledge of Revit / sketch up preferred MS Excel, PowerPoint, Word BIM coordination exposure is an advantageQualification B.E / B.Tech in Civil Engineering(mandatory)Experience 5–10 yearsof relevant experience Minimum3–6 years in residential apartment projectsin Bangalore or similar metro cities Experience withDevelopers / PMCs / GCpreferredKey Skills & Competencies Strongdesign coordination and planning skills Sound understanding ofconstruction sequencing Knowledge ofprevailing construction cost, material rates Excellentcommunication and stakeholder coordination Analytical thinking and problem-solving ability Ability to work undermultiple interfacesReporting To Head – Projects
