Designation : GM/ Sr.GM Business Development (Land Acquisition & Investment)Location : Pune (HO)Client : Real Estate DeveloperBelow is a brief overview of what the role encapsulates and the relevant skillsets we are looking for:Tracking key real estate & Infrastructure developments within the region. Identifying actionable opportunities for business growth in Pune region across asset classes relevant to the firm.Independently sourcing and evaluating relevant land parcels in alignment with the firm’s investment and acquisition strategy for Pune region.Conducting market research and curate data on market trends + competition to support evaluations.Preparing area statements as per applicable byelaws, financial models, and deal notes for presentations to leadership members and Investment Committee (IC).Negotiating commercial offers with Landowners and finalizing term sheets.Assuming complete ownership in co-ordinating with all internal and external stakeholders during the due-diligence process post term sheet.Negotiating transaction documents with landowners in co-ordination with legal and techno-commercial teams / consultants.Assuming end-to-end ownership of deals from initiation to closure in a time bound manner.Skillsets:Sound business acumen and attention to detail.Sound understanding of current and erstwhile byelaws and development norms from a theoretical as well as practical perspectives.Adept at financial modelling with a deep understanding of transaction structures from techno-commercial and legal viewpoints.Knowhow of land title documents, approval processes & timelines, FSI/TRD regulations, etc.Good inter-personal, communication and negotiation skills.Existing relationships with brokers, IPCs and landowners within Pune. Awareness about recent land transactions will be a definite value add.
