LOCATION: Lower Parel, MumbaiJOB OVERVIEW:As a Property Manager at Piramal Tower, you will be at the forefront of managing and maintaining our commercial properties, ensuring that all divisions—including Technical Services, Housekeeping, Administration, and Security—operate seamlessly and meet our high standards. This role requires a dynamic and proactive leader who can uphold Piramal Realty’s commitment to operational excellence, foster strong vendor partnerships, optimize costs, and ensure full compliance with safety standards and Service Level Agreements (SLAs). Your efforts will directly contribute to the firm’s reputation for delivering exceptional real estate services.QUALIFICATION & EXPERIENCE:Education: Bachelor's degree in Engineering, Business Administration, or a related field.Experience: Minimum 10 years in facility or property management, with a focus on commercial properties.Experience in managing infrastructure or technology environments supporting multiple clients/tenants within a commercial building or commercial property setup.Knowledge of energy conservation practices and sustainable operations.SKILLS:Strong leadership and operational management skills.Expertise in vendor management, maintenance scheduling, and safety protocols.Proficiency in facility management software and MS Office applications.Excellent communication and interpersonal skills.Ability to manage multiple tasks and priorities in a dynamic environment.KEY RESPONSIBILITIES:Operational Management:Oversee daily activities across divisions including Technical, Housekeeping, Administration, Front Desk, Security, Transport, and Cafeteria.Develop, implement, and monitor Standard Operating Procedures (SOPs) to meet committed SLAs.Conduct periodic inspections to assess service adequacy and efficiency, and ensure compliance with maintenance schedules.Maintenance and Safety:Prepare and enforce preventive maintenance (PPM) schedules for critical equipment.Regularly review and update safety and security protocols; conduct mock audits/drills for procedures like evacuation and lockdown.Guide the team in improving technical infrastructure, enhancing equipment health, and implementing energy conservation and sustainability initiatives.Vendor and Contract Management:Lead the vendor selection process and negotiate Annual Maintenance Contracts (AMCs) with Original Equipment Manufacturers (OEMs).Maintain vendor performance scorecards and conduct regular review meetings.Ensure all AMC vendors execute maintenance tasks as per schedule and conduct critical spare audits to maintain inventory compliance.Cost Optimization and Resource Management:Implement best practices for cost optimization and efficient resource utilization.Ensure appropriate stock levels of consumables are maintained to guarantee smooth operationsTraining and Development:Collaborate with Piramal’s training team and vendors to organize training programs for team skill enhancement.Ensure team engagement to enhance compliance and operational efficiency.Reporting and Documentation:Prepare monthly management reports on all facility operations and provide additional reports as required by senior management.Ensure all compliance-related documentation is up to date, including safety protocols, maintenance logs, and financial records.Maintain accurate records of all property-related activities, ensuring transparency and ease of access for audits and reviews.Maintaining attendance approvals for seamless invoicing and payroll processingPiramal is an equal opportunity employer.
