This role involves end-to-end responsibility—from site scouting to store launch—ensuring strategic growth aligned with brand vision. Key Responsibilities 1. Site Identification & Market Research Identify high-potential retail locations (malls, high streets, airports), Special focus on malls and airports Conduct market analysis: footfall, demographics, competitor presence Track upcoming retail developments and leasing opportunities 2. Location Evaluation Assess viability based on: Brand positioning Target customer profile Rental vs projected revenue Prepare feasibility reports and ROI projections Benchmark against competitor store locations 3. Leasing & Negotiation Liaise with mall developers, brokers, and landlords Negotiate commercials: rent, revenue share, CAM, lock-in, tenure Review and finalize lease agreements in coordination with legal teams 4. Store Rollout & Coordination Coordinate with internal teams: Design & VM (store layout) Projects (fit-outs) Operations (store readiness) Track timelines from LOI to store opening Ensure smooth handover to retail operations 5. Relationship Management Maintain strong relationships with mall management and real estate partners Act as the point of contact for all leasing discussions Explore partnerships and strategic retail collaborations 6. Reporting & MIS Maintain database of all potential and active locations Provide weekly/monthly pipeline updates Track performance of newly opened stores Key Requirements Experience: 8-10 years in retail expansion / real estate / leasing Existing Network with mall developers (Pheonix, nexus, Inorbit, pacific and Airports) Industry Preference: Fashion, lifestyle, accessories, Experience in Scaling Multi City retail foot print Strong negotiation and analytical skills Understanding of mall economics and retail metrics Excellent communication and relationship-building ability Key Skills Location analysis & feasibility planning Negotiation & deal closure Project coordination Financial understanding (ROI, payback, sales per sq ft) Networking with developers & brokers KPIs / Success Metrics Number of stores opened per quarter/year Quality of locations secured (sales performance) Rental efficiency vs benchmarks Speed of store rollout
