Job Title: Senior Architect Location: BangaloreRole PurposeThe Senior Architect will lead the design development and delivery of high-quality projects with expertise in high rise residential projects or commercial (retail , office buildings). The role focuses on ensuring design excellence, process rigor, compliance, and team capability while aligning all outcomes with Total Environment’s philosophy of thoughtful, personalized, and design-driven space.Areas of Accountability1. Quality AssuranceDesign and implement robust QA systems and checklists.Establish standards to ensure consistent, high-quality design documentation and execution.Drive error-free, coordinated drawing outputs across disciplines.2. Process DevelopmentDesign and implement structured processes for planning, communication, reporting, and performance tracking.Improve cross-functional coordination between Architecture, Interiors, Structure, MEP, and Execution teams.Establish periodic design review mechanisms.3. Knowledge ManagementDevelop and standardize design guidelines for residential projects.Clearly outline the project's scope, objectives, constraints (e.g Site analysis, code constraints etc.), program requirements, case studies and deliverables.Assess the feasibility of the project, considering factors like site conditions, zoning regulations, and budget constraints.Maintain:Standard detail librariesMaster data for materials and interior elementsKnowledge bank for codes, regulations, and sanction requirementsInstitutionalize best practices across projects.4. Team Leadership & DevelopmentHire individuals with competence, commitment, and strong values.Ensure right talent allocation across projects.Mentor and train team members to enhance technical capability and design sensitivity.Drive a culture of ownership, accountability, and excellence.Key Deliverables1. Problem Statement DefinitionCollaborate with the HOD to understand vision, mission, business objectives, and project-specific goals.2. Design DevelopmentWork with Design Principals to develop and present design concepts.Lead design reviews and approvals.Select and specify finishes, furniture, lighting, and materials aligned with project intent.3. ComplianceEnsure adherence to:Local construction codesSanction regulationsInternal design standards and guidelines4. Design DocumentationDeliver comprehensive design documentation including:Drawings (GFC level)SchedulesSpecificationsInterior detailing5. Bill of Quantities (BoQ)Collaborate with the Estimation Team to ensure detailed and accurate BoQs.Minimize cost variations through documentation precision.6. Site SupervisionOversee execution of:Tower exteriorsInterior worksSite development worksCoordinate with contractors and consultants to ensure design intent is maintained.7. Ongoing SupportProvide post-delivery design support to Operations and Projects teams.Assist in resolving design and execution-related challenges.8.Code ComplianceAdherence with applicable building codes and regulations.Qualification & ExperienceBachelor’s / Master’s in Architecture (B.Arch / M.Arch)8–12+ years of experience in residential / commercial projectsStrong expertise in design development, detailing, and execution coordinationProven leadership experience managing teams and large-scale projects
