Job Title: Planning ManagerCompany: Team4 Lifespaces LLPLocation: Manikonda, HyderabadJob Summary:We are looking for an experienced Planning Manager with a minimum of 15 years of experience in residential construction projects. The candidate will be responsible for project planning, scheduling, cost control, and overall coordination, along with overseeing QS department activities. The role requires strong leadership, analytical ability, and expertise in project management tools and methodologies.Key Responsibilities:Prepare, monitor, and control detailed project schedules using Primavera (P6) / MS ProjectDevelop baseline schedules, track progress, and ensure timely project deliveryIdentify project risks, delays, and implement mitigation strategiesTake ownership of project timelines and address schedule deviationsCoordinate with project teams, contractors, and consultants for smooth executionOversee and manage the complete activities of the QS (Quantity Surveying) departmentEnsure accurate BOQ preparation, billing, and certification processesMonitor project costs, budgeting, and cost control measuresConduct waste analysis and implement cost-saving initiativesHandle contractor billing, negotiations, and dispute resolutionPrepare and present MIS reports, dashboards, and progress updates to managementEnsure proper allocation and tracking of shared resources across projectsDrive continuous improvement in planning and execution processesRequired Skills & Competencies:Strong expertise in project scheduling tools (Primavera P6 / MS Project)Knowledge of BIM (Building Information Modeling)Advanced knowledge of BOQ preparation and billing processesStrong cost control and budgeting capabilitiesExcellent analytical and problem-solving skillsStrong coordination and stakeholder management skillsLeadership abilities with experience in team handlingAbility to manage multiple projects and priorities effectivelyQualifications:Bachelor’s Degree in Civil Engineering (B.Tech / BE)Additional certifications in Project Management / Primavera will be an added advantageExperience:Minimum 15+ years of experience in planning and execution of residential construction projectsKey Accountability Areas:Project schedule adherenceCost control and budget complianceQS department performanceRisk management and mitigationTimely billing and contractor managementAccuracy and effectiveness of MIS reporting
